ARA Austin Brokers Sale of Value Add Opp

Austin, TX (November 8, 2010) - Atlanta-headquartered ARA, the largest privately held, full-service investment advisory brokerage firm in the nation focusing exclusively on the multihousing industry, is pleased to announce the sale of Arbor Pointe apartments in southeast Austin. Built in 1985, the garden-style community consists of 344 units on 13.26 acres across three parcels. Andrew Shih and Pat Jones of ARA-Austin represented the seller, Bridge Partners of Walnut Creek, CA, in the transaction.

Located off Pleasant Valley Road in southeast Austin, Arbor Pointe is situated within minutes from the downtown Austin Central Business District and approximately three miles from the University of Texas main campus. The property's submarket continues to undergo major transformation with ongoing and planned mixed-use developments bringing in new residents.

Arbor Pointe is located just south of multiple major redevelopment sites that have and will continue to positively impact the southeast part of town.

"We felt this would be a popular deal," said Shih, "It was an opportunity for an investor to purchase a stable class "B" asset within an improving, high growth submarket."

Arbor Pointe had previously been operated under the same ownership for 18 years. At the time of sale, the property was 91% occupied with rents comparable to other assets in the area.

"This was an excellent value add opportunity," said Jones, "The buyer, Post Investment Group out of Los Angeles, CA, was able to purchase the property below replacement cost, with the potential to complete focused interior and exterior improvements that will help raise rents."
