Local Development Files Plans for Development of 136-Unit Apartment Building to Meet Significant Demand in Los Angeles Market

LOS ANGELES, CA - Local Development, an LA-based real estate developer, has filed plans for a seven-story, 136-unit apartment building located at 5101-5125 W. Pico Boulevard in Los Angeles.

The project is set to include a mix of studios, one-, two- and three-bedroom residences. The majority of the project will be market-rate rentals, while 13 would be reserved for tenants at the extremely low-income housing level.  

“There is significant demand for housing in this area of Los Angeles,” said Jason Grant, Founder and Principal of Local Development. “We look forward to delivering a building that is approachable and well-designed, offering high-quality housing in an area ripe for development. We also believe this building will help attract more residential development and local businesses to the neighborhood.” 

Designed by Lahmon Architects, the building harmoniously blends the architectural scale and language of the adjacent neighborhood into this much-needed higher density site improvement. The brick façade at the two-story base mimics the frontage of nearby homes, while entry porches and Juliet balconies provide dynamic scale. Grade-level live-work units with enclosed outdoor spaces flank the base of the development from the alley at Redondo Avenue around to the corner of Pico and Meadowbrook. 

Amenities will include package-receiving lockers, fitness center, business center, rooftop deck, two-story clubhouse, a dog run with washing station, and pool on the podium level with outdoor BBQs and cabanas. The project will also include more than the minimum required electric vehicle charging stations to keep up with the industry shift and demand.  

“We created a unique design for this building that emulates the architecture of the surrounding environment. We found a way to seamlessly juxtaposition lower and higher scales together providing the benefit of a much needed denser housing model,” said Mark Lahmon, AIA, LEED AP. “Our goal is to provide a solution that has its own unique identity informed by its neighborhood context and is as much a benefit to its inhabitants as it is to its community.” 

Groundbreaking is anticipated to begin in Q2 2024.
