Moceri + Roszak Announces Delivery of Condos and Owner Amenities at New 26-Story Parkline Chicago Residential Tower in Chicago’s Loop

CHICAGO, IL - Chicago-based developer Moceri + Roszak, in partnership with Thomas Roszak Architecture, has announced the delivery of condominium homes, along with the debut of a fully decorated condominium model and owner-exclusive amenities, at Parkline Chicago. Located at 60 E. Randolph St. in Chicago’s Loop, the new-construction, 26-story luxury tower features 24 condominium homes atop 190 apartments and 6,400-square feet of ground-floor retail. Building construction was completed in April and the apartments are now 60 percent leased.

“Parkline Chicago is the only new-construction luxury condominium and apartment tower opening this spring in the Loop, providing a rare opportunity to live in a new home in this iconic location,” said Thomas Roszak, FAIA, partner of Moceri + Roszak and founder and principal of Thomas Roszak Architecture. “Emerging from the pandemic, buyers are ready to move to the city and enjoy vibrant downtown living, where they can walk to dining, shopping, museums, offices, and events and recreation at Millennium Park, Grant Park and Lake Michigan. They’re interested in never-lived-in buildings that offer the latest health and wellness features, like air purification, touchless entries, and myriad outdoor spaces – all of which Parkline provides.”

Priced from $1.5 million, Parkline’s condominiums are located on floors 20 to 25, with only four per floor, and measure 2,136 to 2,662 square feet. Floor plans include three or four bedrooms, 3½ baths, a family room, living room, dining room and outdoor terrace 9-feet by 24-feet or larger. One two-story penthouse is available and has a second terrace measuring 1,000 square feet. All residence interiors feature 10-foot ceilings, with 9-foot ceilings in kitchens, baths and closets; 5-inch, wide-plank oak/walnut hardwood flooring; and floor-to-ceiling windows.

The condominium model, located on the 20th floor, showcases the three-bedroom “A” floor plan design, measuring 2,662 square feet and priced from $2,075,000. Decorated with furniture from Design Within Reach and Room & Board, the model features the Rustic Urban color palette, one of four color palettes available for wood and tile finishes. Rustic Urban includes darker chocolate tones combined with whites and grays for an inviting, neutral background. Other options include Minimal White; Scandinavian Warmth, with light wood tones; and Chicago Modern, offering a mix of grays.

“This model brings to life the function and beauty of Parkline’s distinctive boutique residences, showcasing their large open-living plans, abundant daylighting, sleek kitchens with built-ins, and design details that pair grandeur with modern urban chic,” said Roszak. “From the model, potential buyers can experience the building’s southeast or “monumental” view, highlighting a stunning panorama of Chicago’s museum campus and the skyline, parks and lake. The oversized private terrace with gas lines, which is furnished with a large dining area and separate seating area, extends the living space and connects the homeowner to the outdoors.”

All condominium kitchens at Parkline are fitted with appliances from Wolf, Sub-Zero, and Cove, including a fully-integrated dishwasher, refrigerator and freezer; in-wall oven; concealed vent hood; microwave; and 5-burner gas cooktop. Other luxury details include Snaidero cabinetry; under-cabinet lighting; 1¼-inch quartz countertops and backsplash; and an oversized kitchen island with quartz waterfall countertop and seating for five.

Adjacent to the kitchen in each residence is a pantry and wet bar with integrated wine fridge and storage. Kitchens open to dining areas, which offer space for a dining table seating up to 12, as well as family rooms and living rooms, with flexible design for working or studying, reading, movie night, or entertaining.

Primary bedroom suites have space for sitting areas and large walk-in-closets with built-in shelving. Adjacent primary baths include a walk-in shower with large-format porcelain tile; frameless glass shower door; soaking tub; floating vanity cabinet by Snaidero with 1¼-inch quartz countertop and dual sinks by Duravit; separate water closet; and linen closet.

Secondary bedrooms include a walk-in-closet and en suite bath featuring a large walk-in shower with porcelain tile. Powder rooms are located off the main living area, and a large laundry room with Snaidero cabinetry, a utility sink and storage is located near the bedrooms.

Owners enter their homes from a private lobby off Parkline’s main entrance, serviced via a “smart” elevator bank utilizing destination control. Throughout the lobby and other common spaces, residents will enjoy almost 100 pieces of art from four contemporary American artists, including Chicago-based artists.

Parkline’s many amenity areas and features are designed for health and wellness. The building’s 22,000 square feet of indoor and outdoor amenity space provide wide pass-throughs, socially distanced seating and touchless entry from lobby to residences. In response to the pandemic, Moceri + Roszak added an air purification system for Parkline’s common areas, including lobbies and hallways. This state-of-the-art HVAC system features ionization and air purification, which provides a 99.4% reduction rate for SARS-CoV-2 (COVID-19) surface strain.

Condominium owners receive exclusive access to a 19th floor amenity suite with a private dining/conference room and catering kitchen; lounge library with panoramic views; and a sky terrace known as the “Crow’s Nest,” offering intimate outdoor space to take in city views. Owners can also enjoy all building amenities on the 4th and 18th floors. The 4th floor includes fitness and wellness facilities with cardiovascular and strength equipment, as well as a yoga and spin studio; media lounge and bar; prep kitchen and reservable dining; and an indoor pool and spa that opens via sliding glass walls to a landscaped outdoor sundeck with fire pit, dining areas, grill stations, and a private dog run adjacent to an indoor dog spa. On the 18th floor, residents have access to a social room with catering kitchen; library/coworking space with private conference rooms; a business center; two-story-high Sky Lounge; and another expansive outdoor terrace.

Hospitality-level service from an on-site team includes 24-hour doorman/concierge, property manager and building engineer. The building also features resident storage, Tide Cleaners locker dry cleaning and laundry service, and Luxor package delivery room. Deeded parking for owners is available in the building garage, entered off Benton Place.
