Red Seal Homes Opens New Decorated Townhome Model and Sales Center at Provenance Community

NORTHBROOK, IL - Red Seal Homes has unveiled a new decorated townhome model and opened an on-site sales center at Provenance, the builder’s master-planned community of single-family homes, duplexes and townhomes in the Northbrook area of unincorporated Cook County, Ill.

“We had a tremendous amount of activity at Provenance this spring and summer as we completed our first homes and celebrated first move-ins, so it’s especially exciting to have reached the point this fall where we’ll also have our sales team located on-site,” said Brian Hoffman, an executive with Red Seal Homes. “With our new model home available to tour, not to mention the streetscape filling in with homes from the three different housing types we offer at Provenance, prospective buyers can really get a sense of what this community is all about.”

Located at Techny Road and Pensive Lane, Provenance includes 82 townhome residences, known as The Terraces, which are priced from $498,900 and measure 2,081 to 2,664 square feet; 34 duplex homes, called The Villas, priced from $624,900 and measuring 1,807 to 3,606 square feet; and 21 single-family homes, called The Estates, which are priced from $949,900 and measure 2,948 to 4,362 square feet.

“While our model home showcases one of our Terrace floor plans, it’s also a helpful point of reference for buyers interested in The Villas and The Estates because it reflects the high level of craftsmanship that goes into every home at Provenance,” said Hoffman. “Regardless of which plan or housing type buyers ultimately choose, they can familiarize themselves with the various features available to truly customize their home and tailor it around their lifestyles.”

Featuring Terrace Plan 3, the new model is a two-story design with three bedrooms, 2½ baths, an attached two-car garage and a full unfinished basement. The 2,350-square-foot plan, which is priced from $549,900, has an open first-floor layout, with the kitchen separated from the great room and dining area by an expansive island.

“The island can accommodate at least six bar stools, with plenty of counter space left over for meal prep,” said Hoffman. “It’s a great setup for entertaining as well as day-to-day family life because there’s so much connectivity between what’s going on in the kitchen, great room and dining area. There’s also a second, smaller island centered in the kitchen, which provides another convenient workspace for the cook.”

Hoffman added that the model’s first floor demonstrates Red Seal’s ability to customize floor plans to each buyer’s individual preferences. For example, instead of Plan 3’s standard pantry, the model features a built-in butler’s pantry/bar area with additional cabinetry, counter space and a beverage cooler. “This works really well with the flow of the first floor during a party, as you can set up a separate station where guests can help themselves to drinks without being underfoot in the kitchen,” he said.

The first floor also showcases 9-foot ceilings, which are included with every home at Provenance, as well as a large deck accessed from the great room and two-story foyer that fills the entry and stairway with natural light.

Upstairs, the model opens into a convenient loft space adjacent to a second-floor laundry room. The master suite includes large his-and-her walk-in closets and a spa-like master bath with dual sinks, quartz countertops and a custom-tiled walk-in shower.

“It’s always our goal with a model home to show prospective buyers a mix of the beautiful features and finishes that are included with each residence, along with some of the many ways they can personalize their home with added elements and upgrades,” added Hoffman.

Standard features in the Plan 3 model include 3¼-inch site-finished oak flooring throughout the first floor, oak rails on the stairs, 42-inch kitchen cabinetry with crown molding, and a stainless steel appliance package. Additionally, the model highlights the option to choose quartz in lieu of granite for kitchen countertops, run hardwood flooring up the stairs and through the second-floor loft and hallway, and make custom choices for cabinetry finish, trim work, doors, hardware and lighting. 

Prospective buyers who visit Provenance will also see work is well underway on a landscaped community common with a waterfall as its centerpiece. Walking paths connect the common with a series of smaller parks throughout Provenance, including picnic areas and a playground.

Residents at Provenance will enjoy a prime North Shore location, convenient to both Interstate 294 and Lake Cook Road. The community has easy access to plentiful shopping and dining in downtown Northbrook and on nearby Willow Road. Additionally, Provenance is served by award-winning Northbrook District 31 schools and Glenbrook North High School.
