UIP Finishes Renovation, Starts Sales At WY18 Condos

WASHINGTON, DC - Urban Investment Partners (UIP), a Washington, D.C.-based real estate investment firm, has begun sales of the WY18 Condos at 1801 and 1811 Wyoming Avenue NW in the popular Adams Morgan/Kalorama neighborhood of Washington, D.C., after completing a gut renovation of the twin historic structures it acquired in 2010.

Eighteen of the newly renovated condominium homes have been reserved for former tenants of the two buildings. With the help of Danai Mattison of Long & Foster Real Estate, Inc. (301/215-7653), UIP is busy writing new sales contracts on the rest of the 43 homes. The new onsite sales office is located at 2206 18th Street NW, in Washington, D.C.

Each WY18 condo has a completely new floor plan to accommodate today’s lifestyles, according to Steve Schwat, Principal of UIP. WY18 features  modern, upscale amenities such as rooftop party decks with misting sprayers and wet bars, GE Café series appliances, new energy-efficient windows and water-saving dual-flush commodes, iPod docking stations, and expanded closets and storage areas along with all-new heating, cooling, wiring, and plumbing. The roof decks offer sweeping city views in all directions.

In addition to top-of-the-line appliances, WY18 offers quartz kitchen countertops, a combination of rich dark wood base cabinets and gleaming white wall cabinets, under-cabinet lighting, new kitchen pantries with glass pocket doors, full-sized front-loading stackable laundry equipment, all-new bath fixtures and tiling, and new balconies or patios. UIP also is beautifying the buildings’ entry lobbies with new wood paneling and light box details, tile, furniture, and entry doors.

Constructed in 1909 in the Classic Revival style, The Warrington and The Wilmington were originally part of the streetcar suburb of Washington Heights.  The buildings were designed by local architects Ernest C. Hunter and G. Neal Bell with unique character reflecting that period, including ten-foot ceilings, large window openings, and detailed roof features.

“I am so excited about the fusion of the old and the new and how that synergy is coming to life in the project,” remarked Schwat. “The individual condominiums are spectacular , with an abundance of light streaming in through the huge windows openings. The fabulous roof decks are bigger and more feature-filled than we had initially planned, with wet bars, electricity, and gas for barbeques.  Wasted hall and vestibule spaces have been opened up, while many libraries and studies have been preserved with their original cherry pocket doors, which are pieces of art in and of themselves, and are up to 55 inches wide. At WY18, the old and the new come together in an artistic way that I could not have envisioned at the outset of the project.”
