Timberland Partners New Development 333 on the Park Featured in Tour of the Trends

MINNEAPOLIS, MN - Timberland Partners most recent development, 333 on the Park, was selected to be one of two premier properties featured in Minnesota Multi-Housing Association’s (MHA) Tour of the Trends. The tour offers a behind the scenes glimpse at the newly opened historic renovation in St. Paul’s trendy Lowertown district. The guided tour features the skylounge, community and gaming room, rooftop terrace, and model apartment homes, and offered insights into the renovation process from development through lease-up.  

333 on the Park opened its doors in March 2017. It is now the official home of the St. Paul Saints baseball team, with CHS Field conveniently located blocks away. The location is also within walking distance to the St. Paul Farmers Market, Mears Park, retail shops, restaurants, and Metro Transit Station with access to the light rail, bus, and train lines.

The eight story, 134-unit building features 24 unique floorplans, consisting of studio, one-, two-, and three-bedroom luxury apartment homes and ten multilevel penthouse apartments with large, open floor plans that showcase expansive views of Mears Park and the Mississippi River. Living spaces feature high-end finishes with 12-foot ceilings, oversize windows, 42" kitchen cabinets, stainless steel appliances, granite counter tops and vanities, and other designer finishes.

Community amenities include a rooftop terrace overlooking the St. Paul skyline, community room, skylounge with full kitchen, theater room, state-of-the-art 24-hour fitness center with Wellbeats and yoga studio, business center, skyway access, underground parking, and concierge services. The building is also home to an art gallery with rotating local collections to reflect the building's ties to Lowertown's famous Art Crawl and the neighborhood’s artist enclave.

The building was originally constructed in 1913 and was home to Gordon & Ferguson, manufacturer of hats, leather, and fur goods. Like Gordon & Ferguson, many of the district’s buildings were designed by the city’s most talented and successful architects, making the neighborhood a showcase of commercial architecture in the Midwest. Historic images of the building are featured throughout the community spaces. Architectural elements from the original building were preserved, including the original ceilings, columns, and large skylights located on the top floor with all remaining original windows stripped and refurbished.

We were also drawn to Lowertown because of the historical character and the stable demographics. It’s a very mature neighborhood in terms of development opportunities, meaning there are very few infill or redevelopment sites available; we feel this will help us in the long-term by limiting the chances of the area becoming overbuilt. Although it’s a well-established neighborhood, it’s transforming from one that was typically active only during the workday to one that’s becoming an entertainment destination because of the influx of new residents.”
