San Antonio College Mixed Use Development

The NRP Group LLC in partnership with Balfour Beatty Capital were recently selected to work with the Alamo Colleges to complete a new $30 million mixed use development. This development features 215 student housing units available in one, two and four bedroom options, a 1000 car parking garage and 27,000 square feet of commercial lease space, with a local iconic restaurant confirmed as the anchor tenant.

The four bedroom plans will be characteristic of typical student housing in that each room will have its own bathroom and share a common kitchen and living area. "Our studies indicate that students living near college campuses and interacting within a student community affects better academic performance overall. We're not only providing students with the opportunity to be part of a fresh and exciting new student community near San Antonio College (SAC), we're also driving business and community development in the area." said Dan Markson, Sr. VP of Development for the NRP Group LLC.

The NRP Group and Balfour Beatty Capital coordinated with many groups including the Tobin Hill Neighborhood Association, Campus Advantage Inc., and area businesses to tailor the development to the advantage of all parties involved. "Campus Advantage and the Tobin Hill Neighborhood Association have been great assets in keeping the lines of communication open and providing recommendations for this development. Our RFP closely followed the Tobin Hill Neighborhood Association's master plan, ensuring that the surrounding community's needs were addressed in our plans." said Markson. "Campus Advantage also aided in assembling a market study and market analysis to help design the development and unit mix."

Actor Ricardo Chavira, a San Antonio native, when approached by NRP Group, expressed a strong interest in mentoring and supporting the arts, specifically media arts in San Antonio. Chavira, who will be involved as an advisor in the media arts program arena, will actively participate moving forward providing enriching opportunities for media arts students. "Working with the radio, television and broadcasting program currently at San Antonio College will assist us in creating synergy and create a place where those interested in the entertainment industry can share their projects and ideas." said Ricardo Chavira.

"We're so excited to bring this unique mixed use development to downtown San Antonio." said John Strybos, Associate Vice Chancellor of Facilities for the Alamo Colleges. "We hope that the students and community will greatly benefit from this investment and we look forward to seeing this area of downtown San Antonio continue to blossom as a result."
