LOS ANGELES, CA - The design for LEX on Orange, TCA Architects’ newest urban infill apartment commission in Glendale, CA, has received a tremendous response from the community, opening at 50% leased, and now nearing 60%, just weeks after completion, announced Eric Olsen, AIA, LEED AP and Partner and Director of TCA’s Los Angeles office. The LEX is comprised of 307 residential units and three live/work spaces situated in two buildings connected by a pedestrian bridge, bringing much needed urban housing to the bedroom community’s amenity-rich Orange Central District.
With much of Glendale consisting of single-family homes, The LEX places residents amongst Glendale’s established employment, shopping, cultural and entertainment activities without the dependence on automobiles. Where the greater Los Angeles basin was once an ever-expanding metropolis, the area now finds itself contracting around its city centers and growing public transportation network.
“While Glendale has long been recognized for its single family residences, given how The Lex is resonating with individuals and families it’s clear that the region is also embracing a more urban-style of living,” stated Olsen. “When you create a compelling, contemporary architectural design for a community that conveys a luxurious and amenity rich experience, and combine that with the increased demand for an urban walkable lifestyle, the amazing response to The LEX becomes quite understandable,” he added.
The LEX on Orange’s design features several unique architectural elements that harmonize the community with its surroundings. Stoop units along Orange Street help at the pedestrian level by activating the sidewalk and therefore humanize the building scale, and the inclusion of live-work lofts at the street level, which activate the neighborhood.
“The LEX also features on-site electric vehicle charging stations, NEST thermostats, and water efficient landscaping– an important element in the community’s overall sustainability programming, which was designed and built for LEED Silver certification,” added Olsen.
The Lex is located in Downtown Glendale’s Historical core and is within walking distance from the historical Alex Theater, Americana at Brand, the Glendale Galleria, and the city’s financial district. Residents of The LEX can easily access the delights of this rare southern California urban living experience. Further enhancing the living experience, The LEX features 17 distinctive floor plans featuring contemporary kitchens, stainless steel appliances, quartz countertops, designer backsplashes, designer laminate flooring, nine-foot ceilings, ceiling fans and expansive balconies or patios.
Community amenities include five distinct courtyards, a resort-style salt water pool and spa; two-story fitness center; luxury club room with gourmet kitchen; a VIP lounge overlooking the pool’s courtyard; game tech lounge; outdoor yoga deck; movie theater with bar and serving area; business center and conference room; sky deck overlooking the city lights; a rooftop pet park and dog spa; outdoor bar and gaming area; outdoor cabanas with TV’s; and a guest suite for visitors.
