WD Capital Group Reaches Major Transaction Milestone with Over $1 Billion in Real Estate Financings and Equity Placements

MIAMI, FL - WD Capital Group is nearing $1 billion in financings and equity placements since its founding in 2022, marking a significant transaction milestone for the Miami-based real estate capital markets advisory firm as developers navigate tighter lending conditions and increasingly complex capital structures.

The firm’s major transactions include a $112 million construction financing for a for-sale condominium development in Broward County, a $101 million construction financing for Visions Orlando Resort & Spa, an $85.5 million construction loan for MIRAI Design District in Miami, and $50 million in mezzanine financing for the East Tower at Oasis Hallandale.

The milestone comes as the composition of the real estate capital stack continues to evolve. Banks and debt funds have maintained more conservative underwriting standards and lower leverage, leaving developers to increasingly rely on preferred equity, joint venture capital, mezzanine debt and family office capital to bridge the gap between senior financing and total project costs.

“Capital is available, but the way projects are being capitalized has changed significantly,” said Emile Schachter, Managing Principal of WD Capital Group. “Developers are having to solve for more pieces of the capital stack, and that is creating a greater need for structured solutions and multiple sources of capital.”

Recent transactions illustrate that shift.

In 2026, WD Capital arranged a $101 million construction financing for Visions Orlando Resort & Spa, a master-planned resort community in Central Florida; advised alongside Berkadia on an $85.5 million construction loan for MIRAI Design District, a mixed-use development in Miami’s Design District; and arranged $50 million in mezzanine financing for the East Tower at Oasis Hallandale, a 25-story luxury condominium development in Hallandale Beach.

The firm’s activity follows major transactions completed in prior years, including a $112 million construction financing for a for-sale condominium development in Broward County and a $35 million equity placement for a closed-end Opportunity Zone vehicle.

The volume of transactions has given WD Capital a broad view into where real estate capital continues to move. As traditional lenders remain selective, family offices, private credit providers and other alternative sources are playing a larger role in development capitalizations, particularly in the middle of the capital stack.

“Family offices and other private capital sources have become increasingly important in filling gaps that senior lenders are no longer willing to cover,” said Eduardo Pelaez, Managing Principal of WD Capital Group. “That flexibility is allowing strong projects to move forward even in a more disciplined lending environment.”

WD Capital’s approach combines capital markets advisory with development and construction expertise. The firm evaluates projects through budgets, contingencies, schedules, absorption assumptions, zoning, entitlements and other factors that ultimately shape lender and investor underwriting.

The firm also emphasizes engaging sponsors early in the development process, when financing structures can still be shaped around the project’s needs rather than addressed after terms have already been established.

As lending standards remain disciplined, WD Capital expects preferred equity, joint venture capital, mezzanine debt, family office capital and other structured financing solutions to continue representing an important share of development capitalizations.
