44 West 8th Street Launches Sales for Limited Collection of Luxury Residences in New York's Greenwich Village Historic District

NEW YORK, NY - T30 Capital today announced the launch of sales at 44 West 8th Street, a rare ground-up condominium in the Greenwich Village Historic District, with pricing for full-floor homes beginning at $9.75 million. Located just off Washington Square Park, this jewel box-like, six-story, 50-foot-wide building was designed by Idan Naor of Brooklyn-based INWORKSHOP and earned approval from the New York City Landmarks Preservation Commission on its first submission.

The collection of five homes comprises three full-floor, four-bedroom residences, a high-floor two-bedroom home with treetop views, and a duplex penthouse spanning one and a half floor, with select residences offering private outdoor space. Closings are expected to begin in early 2027.

The project marks Naor’s first condominium development and reflects the thoughtful, highly contextual approach for which INWORKSHOP is known. Conceived as a contemporary addition to the Greenwich Village streetscape, the architecture responds to the scale, materiality and craftsmanship of its historic surroundings without attempting to replicate the past. The Landmarks Preservation Commission recognized the design as a distinguished contemporary building that supports and enlivens its neighboring architecture.

“From the earliest design stages through construction, our focus has been on carrying the architectural vision through every aspect of the project,” said Ramon Maislen of Phasa Development, project executive for 44 West 8th Street. “The result is a cohesive, highly considered building that prioritizes quality, privacy and long-term livability, reflecting the care required to build something new in one of the city’s most historic neighborhoods.”

The exterior is distinguished by a richly textured façade composed of handmade Petersen brick sourced from Denmark, with individual bricks retaining the subtle thumbprints of their makers. At street level, a custom terra-cotta base anchors the building within its surroundings, drawing on the masonry traditions found throughout Greenwich Village. 

That emphasis on materiality and craftsmanship continues inside. Residences feature expansive windows, custom-finished wide-plank oak floors with chevron-pattern inlays and chef’s kitchens pairing custom oak cabinetry with Calacatta Turquoise marble countertops, backsplashes and hoods. Vola fixtures and fully integrated Wolf and Sub-Zero appliances complete the kitchens. Primary bathrooms feature custom teak millwork, freestanding soaking tubs and separate walk-in showers framed by dramatic Calacatta Viola marble slab walls, while powder rooms are wrapped in floor-to-ceiling stone tile and centered around integrated sinks carved from single slabs of Jade Quartzite. 

The Hudson Advisory Team at Compass, led by Stephen Ferrara, Clayton Orrigo and Ian Lefkowitz, is serving as the exclusive sales and marketing agent.
