MIAMI, FL - Financing supports completion and condominium sellout of the 250-unit luxury residential tower within the 10-acre Oasis Hallandale mixed-use development in Hallandale Beach, Florida
MIAMI, FL - Cottonwood Group (Cottonwood) has provided a $50 million mezzanine loan for the East Tower at Oasis Hallandale, a 25-story, 250-unit luxury for-sale condominium development in Hallandale Beach, Florida. WD Capital Group arranged the financing on behalf of the sponsorship, which will provide additional capital to support the East Tower through completion and condominium sellout.
Oasis Hallandale is sponsored by developer Giuseppe Iadisernia, with MGM Construction Group, led by President Maria Alejandra Fermin, serving as general contractor. The mezzanine loan was structured alongside the project’s senior financing and expands Cottonwood’s structured credit portfolio, reflecting the firm’s ability to provide flexible capital across the real estate capital structure.

The sponsorship combines development, construction and operating experience and has delivered the broader two-tower Oasis Hallandale residential community from the ground up, including self-performing the vertical construction. This integrated development and construction platform supports the East Tower as it advances through its final phase of construction and closings.

Designed by Arquitectonica, the East Tower includes 250 one-, two- and three-bedroom residences priced from approximately $580,000 to $3.5 million, complemented by an extensive amenity program spanning wellness, waterfront leisure, dining and lifestyle spaces.
The East Tower is one of two 25-story residential towers comprising a total of 500 condominium units within the broader 10-acre Oasis Hallandale development. The mixed-use project also includes approximately 60,000 square feet of retail and dining space and 35,000 square feet of office space across five commercial buildings. The East Tower has topped out at 25 stories and is advancing through completion and residential closings.
The completed retail and service offerings within Oasis Hallandale further expand the amenities available to residents and visitors. Newly opened businesses include Hubble Bubble, KC Market, Oasis Fit, Oasis Dental, Delice Med Spa, Elve Luxury and Signor Sassi, adding dining, wellness, personal services and retail options within the broader mixed-use community.
Located in Hallandale Beach between Miami and Fort Lauderdale, Oasis Hallandale benefits from proximity to the South Florida coastline, established retail and dining destinations and access to the region’s primary transportation corridors. The project has attracted buyers from both within and outside the South Florida market, including purchasers from the Northeast and West Coast.
WD Capital Group arranged the $50 million mezzanine loan on behalf of the sponsorship. The transaction was led by Emile Schachter, managing partner at WD Capital Group.
