DENVER, CO - Multifamily real estate investment firm Grand Peaks, in partnership with PCCP, LLC, today announced the acquisition of West End District, a 424-unit, mixed-use multifamily community located in the heart of Beaverton, Oregon.
Completed in 2021-2022, the Class A property pairs contemporary apartment homes with approximately 34,262 square feet of ground-floor retail, creating a live-work-play environment in one of the Portland metro's most dynamic submarkets. The retail component anchors the property as a neighborhood destination, providing residents and the surrounding Beaverton community with convenient access to shops, dining and services just steps from home.
CBRE served as the sales and debt broker on the transaction, with financing provided through Freddie Mac. The acquisition expands Grand Peaks' Pacific Northwest portfolio and continues the firm's longstanding partnership with PCCP. Greystar will serve as the property manager for the community.
Building on the community's strong foundation, Grand Peaks and PCCP have planned a series of amenity enhancements designed to elevate the resident experience and further differentiate West End District in the Beaverton market. Planned upgrades include a reimagined fitness center, a dedicated wellness studio and a pet-focused paw spa.
“West End District represents exactly the kind of high-quality, well-located asset we seek to own for the long term,” said Kevin Foltz, chief investment officer for Grand Peaks. “The strength of the Beaverton submarket, the caliber of this community and our continued partnership with PCCP give us tremendous confidence in this investment. We look forward to building on the community's momentum and enhancing the resident experience with thoughtful improvements that reflect how today's renters want to live.”
Grand Peaks was drawn to West End District in large part because of its location at the center of Washington County's “Silicon Forest,” one of the West Coast’s most prominent technology and advanced-manufacturing corridors. The submarket is anchored by a deep and diverse base of major employers — including Intel, Nike, Tektronix and Columbia Sportswear — that drive sustained, high-quality housing demand. Combined with access to A-rated schools and Beaverton's exceptional quality of life, these fundamentals give West End District durable, long-term appeal for residents and a compelling growth profile for investors.
The acquisition expands Grand Peaks' presence in the Pacific Northwest and reflects the firm’s strategy of investing in well-located multifamily communities in high-growth markets with strong employment, demographic and housing fundamentals. The addition of West End District brings Grand Peaks’ diversified portfolio to approximately 11,000 apartment homes nationwide.
