Belmora Boutique Apartment Community Announces Start of Pre-Leasing in Chicago’s Sought-After Lakeview Neighborhood

CHICAGO, IL - Cross Street, a Chicago-based residential real estate firm, and Mavrek, a real estate development firm, today announced the start of pre-leasing at Belmora, a new boutique rental community located at 919 W. Belmont Ave. in Chicago’s Lakeview neighborhood.

The first phase of the five-story mixed-use development will introduce 46 apartments and approximately 5,700 square feet of ground-floor retail space, anchored by Studio Three, a leading national boutique fitness brand founded in Chicago. A similarly sized second phase, located at 917 W. Belmont, is planned to deliver an additional 46 apartments and 5,300 square feet of ground-floor retail space, anchored by Foxtrot Café & Market. The first residents of Belmora are expected to move in later this fall.

Located along the Belmont commercial corridor, adjacent to the Belmont CTA station, Belmora blends contemporary apartment living with the character and walkability of one of Chicago’s most sought-after neighborhoods. The community boasts a Walk Score of 98 and is less than a minute from one of the busiest transit hubs on Chicago’s North Side, providing convenient access to the CTA Red, Brown and Purple Line trains as well as multiple bus lines. The transit-oriented development is also within walking distance of many of the neighborhood’s restaurants, entertainment venues and retail destinations, including a new Whole Foods down the street.

“Belmora offers renters a rare combination of quiet, boutique-scale neighborhood living with easy access to everything Lakeview and downtown Chicago have to offer,” said Shane Rachman, president of Cross Street, the exclusive leasing and marketing partner for the community. “The combination of elevated design, robust amenities, immediate CTA connectivity, a highly walkable location and the addition of Studio Three and Foxtrot Café & Market is compelling, and we’re already seeing strong interest from prospective residents.”

The rental community offers studios starting from $2,095 per month, convertibles from $2,350 per month, one-bedrooms from $2,975 per month and two-bedrooms from $4,875 per month. Residences feature open-concept layouts and modern finishes, and all units include private outdoor terraces.

Residents of Belmora will have access to amenities including a state-of-the-art fitness center, coworking space, package room and expansive bicycle storage room with additional resident lockers. A furnished lobby lounge with a fireplace creates a welcoming arrival experience, while an on-site dog run and proximity to neighborhood green spaces make the community appealing to a wide range of residents.

The addition of Studio Three and Foxtrot will further enhance retail offerings in the immediate area while complementing the building's residential experience. Studio Three will bring its community-focused approach to fitness and wellness to Lakeview through Strength, Hot Mat Pilates and Yoga Flow programming. Designed in partnership with global architecture and design firm Gensler, the 5,660-square-foot studio will feature two state-of-the-art studios, premium locker rooms and showers, and spa-like amenities, creating a space designed for movement, connection and community. Foxtrot will provide residents and neighborhood visitors with access to coffee, prepared foods, groceries and everyday essentials. Both tenants will serve as inviting places for the Lakeview community to gather and connect.

“We've never viewed Studio Three as simply a place to work out,” said David Blitz, founder and CEO of Studio Three. “From the beginning, our goal has been to create places people genuinely want to spend time. The workout brings people through the door, but it’s the relationships, the routines and the sense of belonging that keep them coming back. That’s what we’ve built our company around, and we’re excited to bring that experience to Lakeview.”

“Foxtrot was created as a neighborhood gathering place, and Belmora’s walkable, transit-oriented location makes it a natural fit for our next Chicago store,” said Jason DaPisa, COO at Foxtrot. “We’re excited to rejoin the Lakeview community and provide residents and neighbors with a convenient home for any daypart that suits their needs, whether it be morning coffee and breakfast tacos, lunchtime sweets and a fresh panini, or a bottle of wine and that last grocery item to complete the dinner plans. We’re so excited to offer that experience to the Lakeview neighborhood at Belmora both through in-store discovery and through fast pickup and delivery options.”

Designed by architecture firm Eckenhoff Saunders, Belmora features a brick-clad facade that pays homage to the neighborhood’s existing architecture. The 46 apartments now available for pre-leasing represent the first phase of a larger mixed-use vision for the site. Phase II, planned for a future date, will rise just east of Phase I, creating a plaza-like courtyard fronting Belmont Avenue between the two buildings.

“Lakeview is one of Chicago’s most dynamic neighborhoods, and this project was designed to complement its architectural character while delivering the quality, convenience and attention to detail that today’s renters value,” said Adam Friedberg, CEO of Mavrek. “Belmora reflects our vision for creating a mixed-use development that serves both its residents and the community at large.”
