CHICAGO. IL - Chicago-based Lexington Homes announces its second new townhome community near downtown Northbrook, Ill., in less than a year – Northbrook Row. The new development will offer 53 townhomes and feature a combination of homes from the builder’s popular redesigned Mews floor plans and its new urban single-family rowhome series, which includes private fenced-in yards, optional elevators with select plans, and, per homesite, a breezeway/hall connecting the home to its two-car garage. Site work and pre-sales are expected to begin this fall.
Located at 1825 Shermer Road, Northbrook Row will offer 33 single-family rowhomes with three levels of living space, a private yard and detached two-car garage. In addition, 20 homes will be offered from the builder’s Mews series, featuring three levels of living with attached two-car garages.
“We know this area of Northbrook very well, as we opened our Gateway Northbrook townhome community a year ago right down the street and are now nearly sold out,” said Jeff Benach, principal of Lexington Homes. “Northbrook Row is only a few minutes’ drive to the vibrant and highly sought-after downtown area with its popular mix of restaurants, entertainment and shopping venues, and the Northbrook Metra station.”
Benach noted he expects Northbrook Row to appeal to a broad range of buyers given its maintenance-free lifestyle, proximity to downtown Northbrook and its highly regarded schools. “Based on buyer response to Gateway Northbrook, interest should be very high for these 53 homes as the Chicagoland area continues to see a shortage in housing inventory, especially new-construction options. While some home designs will be a great fit for families, we also expect a strong response from downsizers and empty nesters who want to remain in the North Shore area in a home with a high level of interior finishes and options to showcase their personal style.”
Making their suburban debut are three single-family rowhome plans that the builder first introduced at Lexington Village in Chicago’s trendy Avondale neighborhood but modified for Northbrook Row buyers. Base-priced from the low $800,000s, the three-level rowhomes range from 2,304 to 2,454 square feet and offer three bedrooms, 2½ baths, private fenced-in yards, flex rooms and detached two-garages. Other standard features include expansive kitchen islands, a built-in drop zone with coat hooks and a bench, and upstairs laundry. Buyers can personalize their home with several structural options, including a fireplace, fourth bedroom, third or fourth full bath, a door for concealing exterior trash/recycling receptacles, and an elevator.
“All signs point to the elevator option being popular with empty nesters who are ready to move from their large single-family home but may be hesitant about the three levels of stairs,” said Benach. “In addition to the elevator offering buyers an easy way to move throughout the home’s three levels, it will also be great for helping move heavier or bulky items up and down floors.”
Another unique feature of the single-family rowhomes at Northbrook Row is an optional breezeway or hall connecting the rowhome to the garage. The single-family rowhomes are built four to five together per building. As such, all single-family rowhomes in one of the buildings will have the unique option for adding a breezeway or hall that extends from the back of the kitchen to the garage, running along the private, fenced-in yard.
“We’re very excited to introduce this new design element in the rowhomes and it will be interesting to see which option buyers pick,” said Benach. “The hallway is like a blank canvas, allowing buyers to use it as a gallery wall, sports equipment zone or package space. And the breezeway includes a sliding door to the backyard, plus built-in closets and a sitting bench with cubbies for more of a mudroom-type space. Either way, it provides a covered and warm passage for bringing in groceries and other items from the garage.”
Northbrook Row also will offer 20 townhomes in two designs from Lexington’s refreshed Mews series. “Our new Mews designs have been a huge hit at three of our recent townhome developments, Metro on Main, Geneva Crossing and Gateway Northbrook,” said Benach. “We placed the Mews homes at Northbrook Row along Stanley Street, with two green space areas for recreation or for our buyers with dogs.”
The two Mews plans offered will be the Lotus and the Juniper. Base-priced from the low $800,000s, the three-level townhomes measure 1,954 to 2,278 square feet and have three bedrooms, 2½ baths, balconies, flex rooms and attached rear-facing garages. Buyers can add a fourth bedroom, powder room or third bath.
Both floor plans feature a finished lower-level flex area that can serve a variety of needs, from a home office, media room or fitness area to a playroom or bedroom with private bath. The main living level of both designs includes a powder room; open-concept great room; and a kitchen with an island, walk-in pantry and access to an oversized balcony. Upper floors include a primary suite with a walk-in closet and en suite bath, two secondary bedrooms, a full hall bath, linen closet and laundry room.
The larger of the two designs, the Juniper, comes with a kitchen “tech center” for charging and storing devices, and also has the option for a gourmet kitchen that features a built-in buffet with lower cabinets flanked by two pantry closets, as well as the largest island ever offered in a Lexington townhome.
Northbrook Row will be served by Northbrook-Glenview School District 30 for elementary and middle school as well as Glenbrook North High School. Residents can enjoy their proximity to Jewel Osco; Home Depot; Target; Costco; Willow Hill Golf Course; Northbrook Shopping Plaza, which offers a post office, Sunset Foods grocery store and fine dining like Francesca’s North; Northbrook Court shopping center and its AMC theater; and The Glen Town Center, one of the area’s premier shopping destinations with boutiques, brand-name retail stores, entertainment and dining options in nearby Glenview.
