Landmark Residential 31-Story Tower 14 ROC Set to Transform Downtown Miami’s Arts and Entertainment District and Evolving Skyline

MIAMI, FL - RSP Architects, the national architecture and design practice, announces the groundbreaking of 14 ROC, a striking 31-story residential tower that will introduce a new architectural landmark to Downtown Miami's flourishing Arts and Entertainment District. Developed by 14th Street Miami Investments LLC, which is managed by builder Russell Galbut, the 283-unit project represents a new generation of urban residential development that prioritizes walkability, connectivity, and community while contributing a bold new presence to Miami's evolving skyline. RSP serves as 14 ROC’s design architect, with MAWD leading the interior design, Urban Robot overseeing landscape architecture, Seawood Builders serving as general contractor and Cervera Real Estate is providing the project’s sales and marketing efforts.

Located at 125 NE 14th Street, just north of the new Signature Bridge and within walking distance of the Adrienne Arsht Center, Pérez Art Museum Miami and the future 33-acre public Underdeck park, 14 ROC is strategically positioned within one of the city's most connected transit corridors. The development reinforces Miami's continued investment in transit-oriented growth while creating an engaging pedestrian environment that strengthens the surrounding neighborhood.

"Our vision for 14 ROC was to create an iconic residential tower that embraces the pedestrian, encourages interaction with the neighborhood, and contributes to a more walkable, human-centered urban environment. We're excited to see that vision become reality as construction begins,” said Jorge Cuartas Martinez, AIA, RSP associate and the project’s lead designer.

Inspired by its location within the Arts and Entertainment District, the building's defining architectural feature is a dramatic sculptural "roc" base that appears to emerge organically from the ground before giving rise to the residential tower above. Beyond its visual impact, the multi-level rock structure provides residents with self-storage and houses building mechanical systems, freeing the ground plane for a more welcoming and active streetscape.

Warm materials and carefully scaled architectural elements create an inviting pedestrian experience while establishing a memorable front door for residents and visitors alike. The design balances artistic expression with functionality, creating a building that contributes to both the skyline and the public realm.

"Every Miami neighborhood has its own distinct character, and the Arts and Entertainment District is rapidly emerging as one of the city's most dynamic urban destinations," said Hande Obuz, RSP Senior Associate and the project’s lead planner. "14 ROC was designed to support that evolution by bringing thoughtfully planned residential density, active street engagement and architecture that reflects the creativity and energy of the district. It is designed to become part of the fabric of the community."

The development will feature a collection of studio, one-bedroom and two-bedroom residences ranging from approximately 410 to 964 square feet, each equipped with private balconies, smart home technology and contemporary luxury finishes. 

Residents will also enjoy more than 25,000 square feet of amenities spanning three levels, including a rooftop pool overlooking Biscayne Bay and the Miami skyline, coworking spaces, a fitness and wellness center, chef's kitchen, karaoke lounge, private theater, game room, meeting facilities and a communal podcast studio equipped with state-of-the-art technology.

The project is scheduled for completion in 2028.
