STUDIO Architecture Celebrates Opening of 120-Unit The Alan Affordable Housing Apartment Community in Muncie, Indiana

MUNCIE, IN - STUDIO Architecture, a national architecture and design firm rooted in Colorado, is celebrating the opening of The Alan, a new 120-unit affordable housing community in Muncie, Indiana, developed by national integrated development firm TWG.

Located at 2430 W Kilgore Ave. along the White River, The Alan brings new life to the former Endzone Bar & Grill site, transforming a long-vacant property into affordable housing designed for individuals and families earning 50% to 60% of the area median income (AMI). The community includes a a mix of one-, two- and three-bedroom apartment homes in a market where quality affordable homes remain in high demand. 

The development was one of the first projects to receive an Affordable and Workforce Housing Tax Credit allocation from the Indiana Housing and Community Development Authority. The Alan directly responds to priorities identified in Muncie’s five-year strategy for addressing housing needs, which calls for new rental housing that expands the supply of safe, quality and affordable homes for low- and moderate-income households, addresses housing shortages and supports neighborhood revitalization.

City leaders, including Mayor Dan Ridenour, joined project partners and community members at a recent ribbon-cutting ceremony to celebrate the completion of the new community and its contribution to expanding housing access in Muncie.

Designed by STUDIO Architecture, the four-story development reflects the firm’s experience helping affordable and multifamily housing developers make complex sites work. The Alan brings together thoughtful design, resident-focused amenities and long-term durability within a constrained riverfront property shaped by setbacks, steep bank conditions and limited developable land.

"The Alan reflects what can happen when thoughtful design and strong partnerships come together around a shared goal," said Aldo Sebben, Principal and Director of Design at STUDIO Architecture. "This site came with real complexities, but those challenges pushed us to think creatively about how every part of the site could work harder. The result is a community that not only provides much-needed affordable housing but also creates spaces where residents can connect and find a sense of belonging. 

Through careful site planning and building design, STUDIO preserved the project’s full 120-unit program while integrating parking, amenities and stormwater infrastructure within the available footprint. The design also incorporates long-term resilience strategies, including a hybrid foundation system designed to respond to varying soil conditions and help protect against erosion along the river corridor.

The community includes a leasing office, fitness room, community room, bike storage, playground, dog park, garden beds and free in-unit Wi-Fi. Tenants also have access to CORES-certified resident services that support education, employment, financial wellness and long-term housing stability.

The Alan's impact extends beyond housing. Project estimates attribute 985 jobs and more than $11.6 million in local tax revenue to the development's planning and construction, reflecting the broader economic investment made in the community.

TWG Development LLC served as the owner, developer, general contractor and property manager for the project. To date, STUDIO Architecture has partnered with TWG on 26 developments across the country, helping deliver thousands of housing units for residents and families nationwide.
