JPI in Partnership with Stream Real Estate Announces Acquisition of Development Site for 189-Unit Luxury High-Rise in Seattle Market

SEATTLE, WA - JPI, a premier developer of multifamily communities, today announced the acquisition of a development site at 400 4th Ave. W in Seattle. JPI, in partnership with Stream Real Estate LLC, plans to build a 10-story, 189-unit Class A community in the heart of the Uptown Neighborhood in Seattle.

Meeting the Modern Need

While most downtown projects in and around Seattle, in addition to other major metropolitan areas, have focused on small efficiency units, the project aims to provide larger, family-sized housing, with one-quarter of the units designated to two- or three-bedroom layouts.

“JPI and our partners are thrilled to be bringing new housing, including family-sized units, to one of Seattle's most vibrant neighborhoods,” said Mollie Fadule, chief financial and investment officer at JPI. “This project will create generous living spaces with meaningful outdoor amenities in an urban location with fantastic proximity to civic attractions, entertainment, arts, retail, and employment. We're excited to see this project continue to take shape and to further our commitment to the region.”

“We’re excited to commence our second local joint venture with JPI, which will feature a first-class experience in an exciting location with spectacular western and city views,” said Stream Real Estate Managing Member Marc Angelillo. “We are strong believers in the Uptown Neighborhood with all its shopping, restaurants and entertainment coupled. We are particularly excited about the opportunity to provide much-needed family-sized units in this location.”

Community Connection

The development has been designed to maximize outdoor amenity areas, connecting future residents to nature in a walkable, urban community.

The 4th & Harrison land has a 40-foot change in elevation on the site. The project utilizes the natural amenity by designing the building to step into the hillside and maximizing the number of units and amenity spaces that will feature sweeping views of Puget Sound, downtown Seattle and the iconic Space Needle.

Construction is expected to start in Spring 2027.
