Interra Realty Brokers $7.9 Million Off-Market Sale of Rental Townhome Community in Western Chicago Suburb of Batavia

CHICAGO, IL - Interra Realty, a Chicago-based commercial real estate investment services firm, today announced it facilitated the $7.9 million sale of a nine-building, 36-unit rental townhome portfolio in Batavia, Ill., a western suburb of Chicago. The transaction equated to $219,444 per unit.

Interra Director Nathan Zito, Managing Partner Patrick Kennelly and Managing Partner Paul Waterloo represented the confidential buyer and undisclosed seller in the off-market deal. The properties were 92% occupied at the time of sale.

“In a market with limited new supply, townhome-style rentals have emerged as a clear bright spot,” said Zito. “The combination of expansive layouts and a location close to both schools and everyday retail amenities made this suburban investment especially attractive.”

Located at 29-65 and 109-155 Spuhler Drive, residences within the townhome community all feature two-bedroom layouts. The buildings were constructed in 1980 and approximately two-thirds of the townhomes have recently undergone renovations to include condo-level finishes. The buyer has the opportunity to increase revenue with continued updates.

This transaction is an example of growing multifamily investment sales in Chicago’s suburbs. Interra’s internal data shows a 30% year-over-year increase from 2024 to 2025 in the total dollar volume of multifamily transactions across Cook, DuPage, Kane, Kendall, Lake, McHenry and Will counties.

The properties are adjacent to Batavia High School and the Batavia Fine Arts Centre and close to multiple dining and shopping options along Randall Road. The community is also minutes from both Fermilab and DuPage Airport. The area is served by Metra’s Geneva station on the Union Pacific West Line.
