StreetLights Residential to Develop 20-Story Luxury High-Rise Multifamily Building Featuring 365-Units in Dallas' Cityplace Neighborhood

DALLAS, TX - StreetLights Residential, a nationally recognized developer of high-quality multifamily and mixed-use communities, has partnered with Mitsui Fudosan America to develop a 20-story luxury multifamily high-rise at the southeast corner of Park Lane and US-75 in Dallas.

The development will deliver 365 thoughtfully designed residences, including studios and one-, two-, and three-bedroom homes ranging from approximately 505 to 1,707 square feet. The project will feature structured parking, ground-level retail, and an extensive suite of hospitality-inspired amenities. Construction is scheduled to begin in February 2026, with completion anticipated in January 2029. This is StreetLights Residential and Mitsui Fudosan America’s second joint venture development following The Oliver, a 351-unit, 18-story high- rise located in the Cityplace neighborhood near Uptown Dallas.

“This project represents a bold step forward in redefining luxury living in the Park Lane corridor,” said Greg Coutant, senior vice president of development at StreetLights Residential. “With thoughtfully designed residences, highly curated amenities, and a focus on walkability and lifestyle, the development will create a vibrant, connected community that sets a new standard for urban living in Dallas.”

Modern Design Anchored in Context and Community

Inspired by the architectural language of the surrounding NorthPark area, the building presents a refined, modern expression that blends neutral palettes with a rich mix of geometric and organic forms. Brick detailing, cast stone accents, glass railings, and perforated metal panels reference the architectural language of NorthPark’s storefronts, with these materials and patterns echoed throughout the interiors and in vertical louvres that screen the parking garage. Formal symmetry and a defined grid is complemented by artful interiors. A grand, pedestrian entrance clad in stone and framed by large-scale light fixtures and a canopy above creates a strong sense of arrival.

The building’s H-shaped configuration is leveraged to maximize natural light and views, featuring dramatic floor-to-ceiling exterior glass corners that add verticality to the façade and provide expansive views in the living spaces from each corner residence. The pool is aligned on axis with the pedestrian-scaled street beyond to engage The Shops at Park Lane. Two ceremonial staircases—one rising from the lobby and another along the exterior—connect indoor and outdoor amenity spaces and link the pool to the overlooking patio. Above, floors 17 through 20 take advantage of exceptional views with expanded window coverage, culminating on the 20th floor with penthouse residences distinguished by taller ceilings.

“This project reflects our commitment to delivering elevated, design-forward living in walkable, amenity-rich environments,” added Coutant. “Located within walking distance of The Shops at Park Lane and near NorthPark Center, Whole Foods, IKEA, and a variety of restaurants and cafés, the building will offer a seamless live–work–play experience while providing immediate access to shopping, dining, and everyday conveniences. It will also advance the revitalization of the Park Lane corridor as one of Dallas’ most dynamic mixed-use districts.”
