Essex Three-Twelve Closes $2.9 Million Sale of Multifamily Building in The Heart of Highly Sought-After Lincoln Park Neighborhood

CHICAGO, IL - Chicago-based multifamily brokerage firm Essex Three-Twelve, LLC. announced the successful closing of 2525 North Orchard Street, a six-unit multifamily property located in the heart of Lincoln Park.

Essex Three-Twelve facilitated an extensive marketing campaign, resulting in multiple offers and ultimately the property sold at $2,937,500.

This remarkable property was recently renovated and includes bright, sun-filled units with generous floorplans that include separate living and dining areas. Some units feature large, enclosed sunrooms offering tenants additional space and generous light, while the standout top floor unit offers a rare find—a 3-bedroom, 2-bathroom layout with the spacious feel of a single-family home.

2525 N. Orchard St. underwent significant renovations in 2022, including the addition of two new apartments, all-new electrical systems, and partial plumbing upgrades. These updates introduced modern finishes to all units, such as stainless-steel appliances, quartz countertops, hardwood floors, in-unit laundry, individual hot water heaters, and HVAC systems.

The property is across from St. Clement Church in Lincoln Park, a half mile from the Fullerton Red line and DePaul's campus.

"Buildings like this one, in the heart of Lincoln Park, rarely trade hands. It's been a pleasure to work on an asset with such strong interest from local buyers and a testament to the strength of the Chicago investment market", said Garrett Leigh, Director at Essex Three-Twelve, LLC.
