SCOTTSDALE, AZ – Award-wining interior design firm, Private Label International, and developer, The Wolff Company, announce the completion of Three Collective (3co), a newly completed live/work apartment community in Falls Church, VA. This milestone marks the full conversion of three former office towers into a residential development with 675 apartments and more than 30,000 square feet of distinctive amenities. Now leasing, the community is managed by Bozzuto.
3co offers loft-style studio, one-, two-, and three-bedroom units with exposed concrete ceilings and large windows. The design maintains elements of the original commercial structures while introducing features tailored for residential use, including flexible layouts intended for live/work arrangements.
“Designing Three Collective during a time when the world was craving connection during COVID challenged us to think beyond the physical,” said Wendi Stallings, principal of Private Label. “We focused on creating hospitality-inspired spaces that function seamlessly and foster a larger-than-life sense of community. Seeing it come together as a beacon of that spirit, where people can gather, create, and belong, has been a once-in-a-lifetime experience.”
Amenity offerings include coworking areas, social kitchens, a professional-grade demonstration kitchen, podcast and recording studios, music practice rooms, an art studio, and a virtual reality gaming lounge. The community also features a makerspace, multiple indoor and outdoor lounges and gathering areas, and an indoor dog park known as The Barking Lot. Every space within 3co was curated to bring members of the community together to collaborate and encourage one another.
The 675 live/work units feature a loft-style configuration and aesthetic with exposed concrete and floor-to-ceiling windows showcasing views of DC, Arlington and Old Town. Private Label incorporated design elements that are as culturally rich as 3co’s location with custom graphics and artwork seamlessly flowing through each space, adding depth by showcasing the history and culture of the Falls Church area. Innovation and technology also were focal points when creating the unique amenity spaces, from the design to the products sourced to the technology integrated. Tech features that maximize work, both in person and virtual, and social interaction, are infused throughout each amenity space.
Acoustics and sound transmission between each space were exceptionally important in the design process, allowing residents to work and play side by side. The integration of sound abating materials is a design highlight of its own. From dimensional upholstered walls to folded origami ceilings to wrapped walls and screens, each area was designed to feel like a special moment within a property that feels like an entire neighborhood within itself.
Another focus of the design team was to cater to diverse psychographics and needs by providing spaces that are smaller and more intimate within spaces that are large with high levels of activity. The amenity spaces were meant to not just extend the living spaces of the residential units, but to extend the form and function, to create an ecosystem that evolves with residents as their lives do.
Located at 5203 Leesburg Pike, the community is at the heart of a revitalization of the Bailey’s Crossroads district within Fairfax County and is bringing an influx of local artisans and entrepreneurs to the community, both as residents of the 675-unit community, as well as via the 8,000 square feet of community-centric retail space.
