ATLANTA, GA - RangeWater Real Estate, a leading rental housing real estate company, in collaboration with equity partner, ParkProperty Capital, announced today the successful disposition of The Vivian, a premier 325-unit apartment community located along the Atlanta Beltline in Georgia. The property was sold to JW Capital Management for an undisclosed amount, with the transaction facilitated by Robert Stickel and Alex Brown of Cushman & Wakefield.
Situated in the heart of the Historic Capitol View Neighborhood, The Vivian represented the neighborhood's first new market-rate apartment when it was completed and opened in the fall of 2023.
Located at 1246 Allene Ave. S.W., The Vivian offers a mix of studios, one- and two-bedroom apartments. Fifteen percent of the units are priced at attainable rents, under the City of Atlanta's specifications for new Beltline projects. The Vivian's architectural design pays homage to the area's history, nodding to the neighborhood’s prewar architectural heritage while reflecting the modern influence of the Beltline. Designed by Dwell Design Studio, with strong community support, the development seamlessly combined contemporary aesthetics with historical charm. The interior designer, Krywicki, created an inviting atmosphere by infusing bold statement pieces, mixed materials, and unique patterns.

The Vivian was RangeWater's sixth ground-up project along the Beltline, and its first along the Southwest Trail.
