Essex Realty Group Facilitates The Sale of Two Chicago Submarket Apartment Buildings in The Vibrant Village of Villa Park Neighborhood

CHICAGO, IL - Chicago-based multifamily brokerage firm Essex Realty Group, LLC announced the sale of two neighboring apartment buildings at 329 & 331 N. Ardmore Ave., located in the village of Villa Park in DuPage County. Essex Director Anthony Citriglia brokered the transaction.

Built in 1979, the two adjacent 8-unit buildings feature 16 total one-bedroom/one-bathroom units, as well as 28-car parking spaces and two motorcycle parking spaces, which are available to tenants. The buildings have electric baseboard heat and have undergone many recent capital improvements. Five of the units have been recently renovated, receiving new bathrooms, updated kitchens, modern finishes, and ten new water heaters. Additionally, the parking lot was repaved in 2020 and has been resealed in April 2025.

Located approximately 20 miles west of Chicago, Villa Park is a vibrant village known for its active downtown, natural attractions, community events, and diverse employer base. The area offers a variety of shopping options, is home to the Cricket Creek Forest Preserve, and sits along several trails that are part of the Illinois Prairie Path. For commuters and travelers alike, the Metra UP-W line is conveniently situated steps away from the property, and O’Hare International Airport is less than a 30-minute drive away, offering easy access to national and international travel.

“The level of interest we received for this asset speaks to the strength of the DuPage County multifamily market and the value of a well-executed marketing campaign. We conducted over 20 private tours and received multiple competitive offers, ultimately closing above list price. Our ability to generate this kind of activity is exactly why multifamily owners trust Essex to deliver results,” said Anthony Citriglia, Director at Essex Realty Group, LLC.

Throughout the marketing phase, 329 & 331 N. Ardmore Ave. hosted over 20 tours, attracting significant interest from prospective buyers. Ultimately, the property garnered several competitive offers and sold for $2.035MM.
