NORTHBROOK, IL - Chicago-based Lexington Homes is bringing 25 townhomes to downtown Northbrook at Gateway, which will feature the new redesign of its popular Mews series townhomes. Construction site work and sales are expected to begin this summer.
Located at 1189 Shermer Road, just west of Route 43, Gateway will offer residents proximity to an array of restaurant, entertainment and shopping venues in downtown Northbrook. The community will be an eight-minute walk to the Northbrook Metra station, which provides service to Chicago’s Union Station. Residents also will be near The Glen Town Center, a popular retail and dining destination, as well as fitness centers, a movie theater, and recreational options including public parks, golf courses and tennis and pickleball courts.
“Northbrook has long been one of the most popular and vibrant communities on Chicago’s North Shore, as it is renowned for its charming downtown, top-rated schools and beloved cultural events and festivals,” said Jeff Benach, principal of Lexington Homes. “As in many areas of Chicagoland there is a strong demand for housing inventory, especially new-construction options, as there is not much available land for new development. Gateway will provide much-needed high-quality new housing in this sought-after area.”
Benach added, “Gateway townhomes will feature stately brick and stone exteriors, with varied exterior elevations and rooflines to integrate with the surrounding upscale architecture in the neighborhood, as well as a high level of interior finishes and high-end appliances. We expect this sophisticated, modern aesthetic will appeal to many downsizers and empty nesters in the Northbrook area who are accustomed to all the finer details of their current single-family home but just don’t want to upkeep that much space anymore. In addition to enjoying the maintenance-free lifestyle Gateway offers, buyers will also appreciate its easy access to the many amenities and recreational opportunities of the surrounding area.”
Lexington Homes’ refreshed Mews series townhome designs that will be available at Gateway are already fast, top sellers at the builder’s Metro on Main community in Morton Grove, said Benach. In fact, Gateway homebuyers can tour fully furnished models at Metro on Main, which is just a short drive from Northbrook. “Buyers can experience first-hand the enhancements we made to the townhomes when they tour the models, including a more efficient use of space, larger closets, extra cabinet and counter space, more sizeable primary baths and a greater number of windows, which are also larger than previous Mews designs,” said Benach.
“With these new floor plans, we redesigned the staircase to create more floor space, which makes the homes live like a single-family home,” he said. “Buyers even comment that the kitchens rival a gourmet kitchen in a luxurious single-family home, likely due to the oversized islands with high-end finishes, which are the largest islands we’ve ever offered in our townhomes. Also, many homebuyers today want the option to add a private bedroom suite, which we offer on the lower level of each townhome. It’s ideal for guests, in-laws or adult children who visit or need to live at home for extended periods.”
Benach noted Lexington plans to offer two townhome designs at Gateway, the Lotus and the Juniper. Base-priced from the mid $700,000s, the three-level townhomes measure from 1,954 to 2,278 square feet and offer three to four bedrooms, 2½ to 3½ baths, balconies and attached rear-facing garages.
Both floor plans feature a finished lower level with flex space that can serve as a home office, media room or fitness area. The main living level of both designs includes a powder room; open-concept great room; and kitchen, which includes an oversized island, large pantry and opens to an oversized balcony. Upper floors of both homes include a primary suite with large walk-in closet and en suite bath, two secondary bedrooms, a full hall bath, linen closet and laundry room. The larger of the two designs, the Juniper, has a kitchen with a walk-in pantry and a “tech center,” a designated nook for charging and storing devices.
All homes at Gateway will include 9-foot ceilings and engineered wood flooring throughout the main level. Kitchens will feature high-end, 42-inch upper cabinets (which can be upgraded to extend up to the ceiling on up to three walls), quartz countertops, Kohler fixtures, a large island with seating overhang and energy-efficient stainless steel Bosch appliances. Baths, per plan, will include 12-by-24-inch ceramic flooring, dual sinks, quartz vanity tops and private water closets. Primary suites will have walk-in closets, while the lower level will offer a storage area. All homes will feature smart thermostats and tankless water heaters.
Buyers can choose from a variety of structural upgrades, such as adding a powder room on the lower level, traditional or contemporary fireplace in the main level living area and volume ceilings in any upper-level bedroom. A 2-foot extension can increase square footage in secondary bedrooms, and a private suite can be added in the lower level for those needing a four-bedroom, 3½-bath home. A gourmet kitchen upgrade in the Juniper adds a built-in buffet flanked by pantries, while a built-in buffet can be added in the Lotus kitchen.
Gateway will be near medical facilities such as Lurie Children’s Outpatient Center and Endeavor Health Glenbrook Hospital. The community will be served by Meadowbrook School elementary school, Northbrook Junior High School and Glenbrook North High School. The community is also in proximity to popular Northbrook restaurants including Morton’s The Steakhouse, House 406, Trattoria Oliverii, Prairie Grass Cafe, The Claim Company and Ruth’s Chris Steak House, as well as Blufish in Glenview. Downtown Northbrook offers a Graeter’s Ice Cream shop and numerous boutique stores along Shermer Road. From June to October, the Northbrook Farmers Market is held on Wednesday mornings, and is only a two-minute drive or seven-minute walk from the community. For dog owners, the Northbrook Dog Park is less than a five-minute drive away.
Major retailers near Gateway include Jewel Osco and Home Depot. Northbrook Shopping Plaza, less than a five-minute walk from the property, offers fine dining like Francesca’s North, a post office and Sunset Foods grocery store; Northbrook Court, a seven-minute drive from the community, is a mall with a cinema, food court and brand-name retailers; and The Glen Town Center, a 10-minute drive, is one of the area’s premier shopping destinations as a high-end, outdoor shopping area with boutiques, brand-name stores, entertainment and dining options located in a picturesque setting on the grounds of the former U.S. Navy air station in Glenview, Ill.
