Lexington Homes Starts Sales of Award-Winning Mews Series Townhome Designs at Timberleaf in Northwestern Chicago Suburb

ROSELLE, IL - Chicago-based Lexington Homes announces it has started sales and construction at Timberleaf, a new community of 64 townhomes in Roselle, Ill., bringing the homebuilder’s popular and award-winning Mews series of townhome designs to Chicago’s northwestern suburbs. Sales at Timberleaf have been brisk, with 10 homes sold in less than a month. First deliveries and two model townhomes are expected to be completed in fall 2022.

Located on Rodenburg Road, less than a mile from Route 19, Timberleaf will provide maintenance-free living less than 3 miles from downtown Roselle and all that it offers, including a winery, brewery, cafes, shops and numerous restaurants. Conveniently, Timberleaf residents will be just a 10-minute walk from the Schaumburg Metra station, a six-minute drive to the Roselle Metra Station, and near Interstates 390 and 290, putting them less than 30 minutes to O’Hare International Airport.

“The hot homebuying market we saw in 2021 appears to be continuing as buyers emerge from the pandemic and realize new-construction homes check a lot of boxes in meeting the needs of the ways people now live and work, plus there are no stressful bidding wars,” said Jeff Benach, principal of Lexington Homes. “The strong sales we’re seeing at Timberleaf are a testament not only to the huge demand for new-construction homes in this prime location in the west Cook County and east DuPage County area, but also the appeal of our floor plans, which provide multiple spaces for working from home, great kitchens for cooking and gathering with friends and family, and large balconies for fresh air and enjoying the outdoors.”

Timberleaf offers two popular designs from Lexington’s Mews Collection of three-level rowhomes. Homes measure 1,756 to 1,913 square feet, have two to four bedrooms, 2½ to 3½ baths, balconies and attached rear-facing garages, and feature architectural detailing like gabled rooflines and stately brick and cedar trim.

Base-priced from $399,990, the Warrington floor plan measures 1,756 square feet and has two to three bedrooms and 2½ baths. The main level includes a den/office, combination kitchen/dining room, great room, powder room and an 18-foot by 5-foot balcony, which can easily accommodate a grill, table and chairs for alfresco dining.

A standout feature of this home is the main-level den/office that is closed off from the rest of the home with French doors. According to Benach, flex space has always been popular with buyers, but is especially in-demand now with so many people working a hybrid schedule. “What’s great about this space is that while most – if not all – of our buyers plan to use it for remote work, the location near the kitchen and its large windows that let in lots of natural light make it extremely versatile,” said Benach. “It could be used for anything from an office or playroom to a den, art studio or music room.”

The home’s finished lower level features a flex space, large storage closet and access to an attached two-car garage. A powder room can be added to the lower level. “For buyers who need more than one home office, this finished level is a perfection option for a second work-from-home area, but we’ve also seen people use it as an exercise room and home theater,” said Benach.

Upstairs, the standard layout features dual master suites and a second-floor laundry room. The primary bedroom features a double-door closet, walk-in closet and an en suite bath with a linen closet, dual vanity and walk-in shower. The secondary bedroom includes a walk-in closet and en suite bath with soaking tub. Buyers can opt to adjust this design by adding a third bedroom, expanding and enlarging the primary bath and/or expanding the size of the second and third bedrooms.

Also offered at Timberleaf is the Coventry, base-priced from $419,990 and measuring 1,914 square feet. This home has three to four bedrooms and 2½ to 3½ baths. This home’s main level features a coat closet; powder room; open-concept living room, dining room and kitchen; as well as an oversized balcony.

Like the Warrington design, the Coventry also has a finished lower level with flex space, a storage closet and access to the attached two-car garage. Buyers can opt to add a powder room or convert the space into a fourth bedroom with a full bath.

The home’s upper level features a second-floor laundry room, primary suite, two secondary bedrooms, a linen closet and full hall bath. The primary suite includes a large walk-in closet and en suite bath with dual vanities and a walk-in shower. Buyers can upgrade to a deluxe spa bath, which adds a soaking tub and linen closet, and they can expand the size of the second and third bedrooms.

All homes at Timberleaf have an impressive list of standard features, including 9-foot first-floor ceilings, 42-inch upper kitchen cabinets, quartz countertops, a large kitchen island with breakfast bar overhang, energy-efficient stainless steel GE appliances and oversized balconies. Buyers can choose from a variety of structural upgrades to personalize their home, such as adding a fireplace in the main level living area, vaulted ceiling in the upper-level primary bedroom and a super laundry room on the main level in lieu of upper-level laundry (in the Coventry plan only).

Timberleaf’s location will connect residents to a bounty of options for enjoying nature. Numerous parks, playgrounds, skate parks and lakes surround the community, including Mallard Lake, which is a 948-acre park with a large lake, forest and wetlands, popular for boating, fishing and hiking. Also closeby is Hawk Hollow, a wildland landscape with a multi-use path.

Downtown Roselle attractions include Lynfred Winery, a wine tasting room and Bed & Breakfast; Pollyanna Brewing Company; and other numerous shops, fitness centers and spas. Residents will be 10 minutes from the highly rated Lake Park High School’s West campus and approximately 15 minutes from Woodfield Mall, IKEA and the Streets of Woodfield, an open-air shopping experience and includes attractions like Legoland.
