Pre-leasing Begins at Optima Lakeview Marking New Era of Modern Design and Luxury Rental Living in Chicago’s Lakeview Neighborhood

GLENCOE, IL - Design-driven real estate development firm Optima, Inc. today announced the launch of pre-leasing for its 198-unit Optima Lakeview luxury rental apartment building, which includes 14,000 square feet of street-level retail at 3478 N. Broadway in Chicago’s Lakeview neighborhood. First move-ins are scheduled for April.

Designed by Optima CEO and Founder David Hovey Sr., FAIA, and built by Optima’s in-house construction team, Optima Lakeview uses an elegant and sophisticated palette of warm-toned exterior materials, including transparent bronze glass and rich, dark brick, to complement the architecture of the surrounding neighborhood. The building offers one-, two- and three-bedroom floor plans with high-end finishes and smart home technology. Units average a spacious 1,053 square feet to give residents more flexibility to accommodate a dedicated space for a home office, bar, children’s play area or pet. Rents start at $2,400 per month.

“Optima Lakeview is a true original for the area in that it offers the best of both worlds – the same Class A management service, innovative design and deep amenity package of our Optima Signature high-rise in downtown Chicago, but in a more intimately sized building within one of the city’s most beloved neighborhoods and just blocks away from historic Wrigley Field,” said David Hovey Jr., AIA, president, COO and principal architect of Optima.

To highlight its emphasis on wellness and the importance of fresh air and outdoor space, Optima Lakeview was designed with a series of setbacks that provide multiple residences with private outdoor landscaped terraces with trees, built-in grills and fire pits. Access to the outdoors year-round also extends to the common areas, where the building’s rooftop sky deck will be equipped with additional fire pits, fire tables and heaters suitable for Chicago’s colder climate.

Optima Lakeview features 40,000 square feet of amenities across the building, including its signature sky deck, which features a year-round outdoor heated pool, spa and theater; grilling and kitchen stations; lounge seating; and a glass-enclosed party room. A striking atrium runs through the building’s seven-story core and is topped with a skylight to allow natural light to flood the center of the building.

Additional amenities include an indoor full-size basketball/pickleball court; sports lounge; golf simulator and putting green; fitness center with state-of-the-art equipment; yoga/stretching room; sauna; 2,000-square-foot heated dog park and pet spa; children’s play area; residents’ club; game room; and chef’s kitchen.

Residents also can take advantage of unique, in-house management programs, like Optimized Service®, which offers contact-free in-home package delivery, housekeeping services, on-site room service, fitness programming and a virtual personal assistant among other offerings, as well as Optima Connect®, which customizes exclusive benefits and discounts for residents to local businesses. Optima Lakeview residents can also enjoy catered meals that are available for in-unit delivery and prepared on-site by outside chefs via Pear Chef.

For those working from home, Optima Lakeview features two wired conference spaces and a business center, as well as several indoor and outdoor seating areas and multiple technology providers from which residents can choose. Reliable connectivity is a hallmark of Optima Lakeview as the building recently became the first North American residential development to earn WiredScore® Gold Rating for Digital Connectivity. Each residence also comes with smart home technology, including keyless unit entry and smart thermostats and lights.

Optima Lakeview is a transit-oriented development (TOD), offering quick access to numerous CTA bus routes and train lines that offer local and express routes to downtown Chicago. Residents may also use one of the 208 bicycles spaces, or one of the 94 fully enclosed parking spaces at grade level, including electric vehicle charging stations.

Cultural and recreational opportunities are just steps from the building’s front door, including Lake Michigan and some of the neighborhood’s most popular restaurants, bars, theatres and shopping. Residents can easily walk to nearby Wrigley Field; the scenic Sydney R. Marovitz Golf Course; Waveland tennis courts and softball fields; Belmont Harbor; and the Lakefront Trail, which offers miles of jogging and biking along Lake Michigan.
