As Demand For South Florida Apartments Surges ANF Group Establishes Strong Foothold in Multifamily Construction Sector

MIAMI, FL - ANF Group, Inc., a full-service construction firm providing construction management, general contracting, development, and design-build services, is entering its 40th year in business with a robust pipeline of multifamily construction projects totaling more than 2,000 units throughout the South Florida region.  The award-winning construction firm is currently working with some of the region’s leading luxury, market-rate and affordable multifamily developers, including Terra Group, Rilea Group, Eden Multifamily and Housing Trust Group, among others. As the company marks this milestone anniversary, ANF executives are optimistic about the outlook for South Florida economy in general, and the multifamily sector in particular.

According to commercial real estate firm Berkadia, multifamily developers have responded to healthy apartment demand with many new projects. Strong population growth projections suggest that will continue; South Florida is expected to add 274,000 new residents over the next five years. During the second half of 2021, construction will culminate on more than 40 apartment communities in the metro area, contributing to the delivery of 9,774 new units by year’s end. Multifamily developers also have 263 apartment communities in various stages of planning and 56 could break ground sometime in the next four quarters.

Currently, ANF Group’s portfolio contains several multifamily projects in Miami-Dade and Broward counties in varied stages of completion.

Projects Include:

Natura Gardens, developed by Terra Group, is a garden-style community featuring 460 units, ranging from 727 square feet with one bedroom to 1,476 square feet with three bedrooms. Community is located in northwest Miami-Dade County. Natura’s amenities will include a two-story clubhouse, a pool and spa, a media room, games room, a kid’s playroom, a playground, a fitness center, and electric-car-charging stations. Slated delivery date second quarter of 2022.

Madison Point is a mixed-use community being developed by Absolut Financial Resources and JQ Group in the Naranja area of south Miami-Dade County that will include over 260 affordable residential units, a health and fitness club, plus 14,000 square feet of retail space. It is expected to be completed late 2022.

Village View is a 100-unit affordable senior apartment community by developer Housing Trust Group in the Flagler Village section of Fort Lauderdale. The seven-story apartment complex features structured parking, a pool, gym, and media center. The community will open in October 2021.

Eden West is a four-story building with 212 apartments in the city of Tamarac being developed by Eden Multifamily, led by Jay Massirman and Jay Jacobson. The multifamily community will include a pool, a fitness center and a clubhouse, plus 361 parking spaces. The project is expected to be completed by third quarter of 2022.

Vista Verde at Sunrise, a 288-unit apartment community in Sunrise by developer Rilea Group. The developer acquired the western portion of the Village Shoppes at Pine Plaza and subsequently tore down 135,295 square feet of retail there to replace it with apartments. It will include a pool, a fitness center, a spa, a racquetball court, a playground and a lake. The project is expected to be completed by third quarter of 2022.

Shalimar Apartments is a five-story, 480-unit garden-style apartment project in Plantation by developer TM Real Estate Group LLC. Construction of this multifamily market rate community will occur in two phases with the first phase expected to begin in September 2021 and expected to be completed by first quarter 2023.

Eurus at Miramar is a 280-unit multifamily development in Miramar being developed by Southern Homes. The new apartment complex will have 280 units in seven buildings of four stories each.  Project was completed in May 2021.

The Legacy at Tamarac is a three-story, 120-unit garden-style apartment project in Tamarac by developer Legacy Residential Group. The market-rate community will be constructed on a 6.64-acre site. The project is expected to be completed by fourth quarter of 2022.
