C.W. Driver Companies Breaks Ground on Locally Fabricated Modular Transitional Housing Community in Los Angeles, California

CRENSHAW, CA – C.W. Driver Companies, a premier builder serving California since 1919, today announced the groundbreaking of a 60,000-square-foot affordable, transitional housing community in Los Angeles. Hope on Hyde Park is a five-story residential community located on a .49-acre site along the Crenshaw Corridor – a low-rise commercial passageway in the Crenshaw neighborhood. Constructed from locally fabricated modular building units and comprised of 98 steel modular units, the community is designed to be a modern and affordable transitional housing solution for the chronically homeless that provides full wrap around services. Hope on Hyde Park is anticipated for Summer 2022 completion.

With the goal to create a community that provides residents with privacy and safety as well as a deepened sense of community, Hope on Hyde Park will be constructed around a central courtyard, feature outdoor community space, and provide access to the new K Line, an 8.5-mile light rail that connects the Crenshaw district to Leimert Park, the City of Inglewood and the Los Angeles International Airport. The community will include onsite parking for social services staff, bike storage for residents, residential and support services, and ground-floor retail featuring floor-to-ceiling glazing along the amenity spaces. Hope on Hyde Park aims to engage the local community and create more movement along the pedestrian-friendly corridor.

“We’re honored to partner with Aedis Real Estate Group to bring to life their vision for an innovative, affordable and modular transitional housing community in the heart of South Los Angeles,” said John Kately, project executive at C.W. Driver Companies. “Designed to provide residents with onsite support services and a true sense of community, we’re proud to help realize a residential community that will help support the local homeless population and provide the foundation and support needed for these individuals to get back on their feet.”

Hope on Hyde Park will include studio and one-bedroom options ranging from 400 to 480 square feet and are supported by the Los Angeles County Department of Health Services and the nonprofit, Brilliant Corners. Units will feature a modern design, including hardwood flooring, contemporary furniture and floor-to-ceiling windows that provide residents with outdoor views and ample access natural light. The Hope on Hyde Park community was recently recognized by the American Institute of Architects, Orange County as a Design Honor award winner in the affordable housing category.

“At Adeis Real Estate Group, we believe that it’s a basic human need to have a safe and secure home, and our team is committed to perfecting this modular solution that we trust is critical to helping solve California’s housing crisis,” said Scott Baldridge, president at Aedis Real Estate Group. “Hope on Hyde is not a one-off project, but rather will serve as an innovative and replicable model that helps deliver housing quicker and more efficiently to communities in need. We have recently completed our first project, Hope on Alvarado, and have two others that are under construction, Hope on Broadway and Hope on Avalon.””

C.W. Driver Companies partnered with leading international architecture firm KTGY on the project.

“We are proud to partner with the Hope Street Development Group to bring a forward-thinking modular design solution that can scale quickly and cost-effectively, providing actionable solutions that help solve Los Angeles’ homeless crisis,” said KTGY Associate Principal Mark Oberholzer AIA, LEED AP. “It has been an incredibly rewarding project applying our deep-rooted residential and modular expertise to develop a game-changing technology that has potential to transform affordable housing across the nation.”

Additional Los Angeles and residential housing projects constructed by C.W. Driver Companies include Century West Apartments in downtown Los Angeles; Olympic & Olive mixed-use development and The East Village Apartments, among others.
