Elevated Living Shares 2020 Amenity Booking Data and Trends from Luxury Multifamily Residents Across 200 Buildings Nationwide

CHICAGO, IL - Elevated Living, a full-suite property management software that provides services and amenity management to luxury multifamily residents, shares its 2020 findings and data from more than 60,000 residents in 200 buildings across the country.  

Striving to provide property managers and developers with the best technology to deliver personalized services and amenities to their residents, Elevated Living analyzed resident app usage over the last year to understand what amenities create a sense of community and brought the most value to its residents. 

Throughout the pandemic and 2020, Elevated Living saw the biggest increase in bookings for its handyman and private chef services, as well as in the fitness center capacity control reservations system. 

“Residents, like everyone else, spent more time at home in 2020 than in years prior. In looking at our booking data, Class A renters definitely spent time decorating and redecorating,” said Konrad Koczwara, CEO of Elevated Living. “Our handyman service was booked 450% more in 2020 vs 2019 with top work orders including furniture assembly, changing ceiling lights, and hanging artwork.”

Through Elevated Living’s gym reservation system more than one million gym visits were booked in 2020. 

“Before the pandemic, most buildings did not require residents to reserve a spot at the gym or fitness center in order to help limit capacity. In 2019, none of the buildings in our portfolio offered gym reservations, while 92% offered them in 2020,” said Koczwara. “We anticipate that buildings will continue to offer gym reservations post-pandemic because of liability reasons and to make their residents feel safe.”

The Elevated Living amenity that saw the biggest decrease in bookings for 2020 was dog walking services. 

“With everyone at home, it makes sense that dog walking took a 81% revenue hit in bookings during 2020 compared to 2019,” said Koczwara.

Elevated Living also looked at seasonality and booking trends to assess multifamily resident sentiment.

“We saw that resident sentiment was wavering between June and December. While bookings spiked in June, we quickly saw a decline in bookings when cases started to rise in Q3, and then a spike again towards the end of the year after the vaccine rollout,” said Koczwara.

With summer 2021 on the horizon, Elevated Living is expecting to see a surge in demand for outdoor amenity and event bookings including fitness classes, outdoor spaces, grills, special themed events, food trucks, and more. 

“Traditionally our pool cabanas, outdoor rooftops and resident party rooms experience more bookings in the summer than other times of the year,” said Koczwara. “We anticipate to see increased demand this summer as we’re finding outdoor amenities are more valuable to residents than ever before and some form of gathering limitations at properties are likely to stay in effect.”
