Moceri + Roszak Announces The Start of Leasing at 26-Story Parkline Chicago Luxury Residential Tower in Chicago’s Loop Area

CHICAGO, IL - Chicago-based developer Moceri + Roszak, in partnership with Thomas Roszak Architecture, has announced the beginning of leasing for Parkline Chicago’s 190 apartments. The 26-story luxury tower also features 24 condominium homes and 6,400 square feet of ground-floor retail at 60 E. Randolph St. in Chicago’s Loop. 

Construction is set to be completed this spring, with Clark Construction as general contractor. The apartments begin delivering this month, while the condominiums will be ready for occupancy in April. 

Monthly rents for Parkline Chicago apartments range from $1,910 to $3,725, with apartments located on floors 4 to 19 and measuring 545 to 1,162 square feet. Apartment floor plans include studio, one-bedroom convertible, one-bedroom, and two-bedroom designs with one to two baths, with some plans featuring a designated workspace and an outdoor terrace. One larger rental unit on the 19th floor measures 1,520 square feet and offers three bedrooms, three baths and an expansive terrace.

Parkline Chicago apartments feature high-level finishes including 9-foot ceilings with exposed concrete, floor-to-ceiling windows with roller shades, dark wood-grained hardwood flooring, and large closets with organization systems. Each unit includes individually controlled heating and air conditioning with Nest Wi-Fi thermostats. 

Kitchens feature matte grey and white cabinetry, quartz countertops, Grohe fixtures, undercabinet lighting, a stainless steel Whirlpool appliance package, and kitchen islands in select units. Baths include either a combination tub/shower or walk-in shower with tile surround, and select larger units have baths with dual vanities and separate soaking tubs and walk-in showers.    

The building also offers many features designed for health, wellness and hygiene, such as residences with abundant daylighting and outdoor terraces; 22,000 square feet of indoor and outdoor amenity spaces with wide pass-throughs and socially-distanced seating; and touchless entry from the lobby to the residences. In response to the pandemic, Moceri + Roszak added an air purification system for all of Parkline’s common areas, including lobbies and hallways. This state-of-the-art HVAC system features ionization and air purification, which provides a 99.4% reduction rate for SARS-CoV-2 (COVID-19) surface strain.

Amenities on the 4th floor include fitness and wellness facilities with top-of-the-line cardiovascular and strength equipment, as well as a yoga, Pilates and spin studio; media lounge with billiards and bar; prep kitchen and reservable dining; and an indoor pool and spa that opens to the outdoor sundeck via sliding glass walls. The sundeck includes a landscaped garden with fire pit; dining areas with grill stations; and a private dog run adjacent to an indoor dog spa. 

On the 18th floor, amenities include a social room with catering kitchen; library/coworking space with private conference rooms; a business center; and a two-story Sky Lounge and Terrace Lounge. Residents can enjoy stunning city, park and lake views from floor-to-ceiling windows. 

Programming and services round out Parkline’s residential package, with complimentary ultra-fast Wi-Fi throughout the building; an on-site team that includes a 24-hour doorman/concierge, property manager and building engineer; resident storage and indoor bike room; Tide Cleaners locker dry cleaning and laundry service; and Luxor package delivery room. Reserved monthly parking is available in the building garage, entered off of Benton Place. 

Throughout the lobby and other common spaces, residents will enjoy more than 75 pieces of curated art from four contemporary American artists, including Chicago-based artists, selected to add complementary pops of color and texture throughout the building. 

Parkline Chicago’s location at Randolph Street and Wabash Avenue puts renters in the heart of Chicago’s culture and recreation, just one block from the 24.5-acre Millennium Park and near The Art Institute of Chicago and other renowned museums. The tower is in proximity to all CTA “L” Lines, the Theater District and shopping along State Street. 

“As the pandemic subsides, renters will be in a prime location to enjoy the best the city has to offer in terms of the arts and great restaurants,” said Roszak.

Priced from $1.5 million, condos measure 2,136 to 2,662 square feet and have three or four bedrooms, 3½ baths, a family room, living room, dining room and an outdoor terrace 9-feet by 24-feet or larger. One two-story penthouse residence is available.
