Historic Santa Ana Landmark Revitalization Will Add 148 Apartments to Downtown’s Historic Core Through Adaptive Reuse Ordinance

SANTA ANA, CA – Alliant Strategic delivers a solution by providing one of the first adaptive reuse apartment projects to fulfill a critical need for the local Santa Ana community. The newly renovated development, 888 on Main, will add 148 apartments to Downtown’s historic core, one of the most densely populated residential markets in the nation that suffers from an extreme housing shortage. With the building shell, core, mechanical systems, and underground parking already in place, the redevelopment of 888 on Main costs $100,000 less per unit than it would to build from the ground up further solidifying the importance of utilizing the city of Santa Ana’s Adaptive Reuse Ordinance as a catalyst for redevelopment. 

888 on Main’s large amenity base will consist of a ground-floor event/exhibit space that will connect the community’s commercial and residential ecosystem, over 1,979 square feet of gallery space, and 1,970 square feet of storage space. The community will also include several creative urban amenities such as a fitness center, yoga studio, game room, library, and workspace. “888 on Main presented a unique opportunity for Alliant Strategic to provide upgraded rental housing supply for the market,” said Edward Lorin, CEO, Alliant Strategic. “But, more importantly, it allows us to enhance the residents’ lives by creating a sense of community both in and out of the apartment homes.”

The 31-floor plans offered at 888 on Main will include all the modern amenities such as high ceilings, new appliances, elegant fixtures, luxury vinyl plank flooring and central AC and heat. Cannon Management will be responsible for the daily operations of 888 on Main and is currently building an interest list for the apartments. The location of 888 on Main provides easy access to local highways and Interstate 5. 888 on Main was originally built in 1966 to house the Orange County headquarters for Security Bank and added as a landmark on the Santa Ana Register of Historic Properties in 2017. Famous architect Welton Becket and his firm Welton Becket and Associates served as the architect on the original project. The Getty Institute describes Becket as “an acclaimed architect whose iconic designs defined the build environment of Los Angeles in the mid-twentieth century.” His firm is responsible for other iconic buildings such as Capital Records Tower, Beverly Hilton Hotel, and the Contemporary Hotel at Walt Disney World.

The project team has done extensive work in the Santa Ana area and California. The full team includes Alliant Strategic (Owner), Cannon Management (Property Manager), Welton Becket and Associates (Original Architect), Caribou Industries (Developer), and Jordan Shields Designs (Interior Designer).
