Four Townhome Models Open at Lexington Trace with Interest Rate Buy Down and Early Deliveries Available in Chicago Suburb

CHICAGO, IL - Chicago-based Lexington Homes has announced the grand opening of four decorated models at Lexington Trace, a new community of 106 townhomes in west-suburban Warrenville, Ill. Buyers at the community can choose from some of the builder’s most time-tested and popular floor plans, including three-level rowhomes and two-story townhomes with full basements. Pricing starts in the high $290,000s. 

“Despite the COVID-19 pandemic, we have seen tremendous activity at Lexington Trace over the past few weeks – from our first residents moving in, to steady sales and the completion of four amazing models. And now that things are opening up a bit more in the Chicagoland area, we expect even more interest from those who hit pause when the shelter-in-place order started,” said Jeff Benach, principal of Lexington Homes. “Interested buyers have also embraced all the safety precautions we put into place due to social distancing. For example, to help buyers tour the townhomes, we installed remote entry locks on the models, so one of our team members can remain in the sales center while letting buyers into the models and walking them through the space virtually – answering questions along the way.” 

Besides appreciating the safety measures Lexington Homes has put into place, Benach noted homebuyers at Lexington Trace also have appreciated its convenient location and the townhomes' many design features that speak to today’s new normal. 

“Now topping buyers’ wish lists are home offices, flex rooms, yard space and simply the element of brand-new construction,” said Benach. “With some amount of social distancing and e-learning continuing for the near future, homes with one or more office spaces are in higher demand. Our townhomes at Lexington Trace have dedicated offices or lower level spaces that can be used as a workspace. And, for buyers looking to move into a new home right now, we have a number of homes ready for immediate delivery, so they can move in this summer and get the benefit of these spaces to ride out the pandemic.” 

Lexington Trace offers 52 three-level rowhomes from Lexington’s Mews Collection. Priced from $299,990, the homes measure 1,758 to 1,913 square feet and have attached rear-facing garages. The community also offers 54 two-story townhomes from Lexington’s Club Collection, which include basements and attached front-loading garages. These homes range from 1,649 to 1,976 square feet (plus basements) and are priced from $339,990.  

In addition to offering spacious townhomes priced below $350,000, Lexington Homes recently announced an interest rate buydown incentive on all homes purchased between now and Sept. 30, with an interest rate of 1.875% for the first year and 2.875% for the remaining years of a 30-year fixed rate mortgage.                                                     

“Locking in on a 30-year fixed rate mortgage under 2.9% is practically unheard of, so it’s smart for buyers who know they want to live in this area to take advantage of this opportunity and enjoy more house for their money or choose from a variety of structural upgrades without stretching their budget, such as adding a loft, tech center, bedroom suite or finished basement,“ said Benach.  

Both floor plans in the Mews Collection – the Warrington and Coventry – are shown as decorated models. The Warrington is a 1,751-square-foot home with two bedrooms, 2½ baths, an open-concept kitchen and family room, and a flex room on the lower level. Hardwood flooring is shown throughout the model and oak stairs lead up to the second level, where both bedrooms showcase volume ceilings. 

“A standout feature of The Warrington model is its office, next to the combination kitchen/family room, which has French doors to close off the space at the end of the workday,” said Benach. “This is great for sheltering in place, as it can be used as an office close to the ‘hub of the home.’” 

In the Coventry model, a 1,913-square-foot home with three bedrooms and 2½ baths, the finished lower level is shown as a multifunctional space with a playroom and casual TV area. The main level showcases a contemporary fireplace in the open-concept living room as well as wide-plank hardwood flooring. Upstairs, all three bedrooms have volume ceilings, while secondary bedrooms are decorated as a nursery and guest bedroom. 

“Mews designs closely resemble urban townhomes, with a highly efficient use of square footage along with spaces that provide flexibility,” said Benach. “For example, the hybrid space in the plans’ finished lower level can be a home office, fitness room, children’s play area, home theater or any combination of those purposes.” 

In the Club Collection, buyers can tour a Berkley model, a 1,705-square-foot plan with two bedrooms, 2½ baths, a loft and second-floor laundry room. Options allow for a third bedroom in lieu of a two-story living room, which increases the home to 1,850 square feet. 

“This model showcases the many ways the Berkley resembles a single-family home, with a two-story great room and a wider, more expansive layout than a typical townhome,” said Benach. “And off the kitchen, the model shows our extended patio and backyard space, which is great for grilling and spending time outdoors.” 

The second decorated model in the Club Collection is the Summit, which measures 1,914 square feet and has three bedrooms and 2½ baths. Special features include a fireplace, built-in buffet and slate appliances, quartz countertops and an oversized island with a waterfall finish in the kitchen. Upstairs, the model shows a computer niche workspace at the top of the staircase landing, while the owner’s suite has a soaking tub, walk-in shower, private water closet, linen closet, double-sink vanity and dual closets. This model also showcases a full, finished basement, which is decorated with a TV/movie area and a game area along with an adjacent full bath. 

Standard features in all homes at Lexington Trace include 9-foot first-floor ceilings and kitchens with 42-inch upper cabinets, granite or quartz countertops, a large island with breakfast bar overhang and stainless steel GE appliances. Homes also include energy-efficient mechanical systems, oversized balconies or concrete patios, hardwood flooring throughout the main level and 12-inch by 12-inch ceramic flooring in entryways and baths. Owner’s suites have walk-in closets and en suite baths with dual sinks and marble or granite vanity tops. Exteriors include architectural detailing like gabled rooflines and brick and cedar trim. 

Located at the southwest corner of Butterfield Road and Route 59, Lexington Trace offers maintenance-free living near multiple shopping, recreation and transportation corridors. With its location just 1 mile north of Interstate 88, residents are minutes from many large employers that line the East-West Tollway. The community is just a 12-minute drive to downtown Naperville, which offers additional restaurants and retail, and less than 10 minutes from three Metra stations that can take commuters to either the Ogilvie Transportation Center or Union Station in downtown Chicago.
