M/I Homes Breaks Ground on Sigwalt 16 Bringing Rare Townhome Option to Downtown Arlington Heights, Illinois

NAPERVILLE, IL - M/I Homes of Chicago, one of the top homebuilders in the Chicagoland area, today announced it has started work on Sigwalt 16, a new community of 16 luxury townhomes in the heart of downtown Arlington Heights, Ill. Representatives from M/I Homes were joined by Arlington Heights Mayor Thomas Hayes for a socially distanced groundbreaking ceremony on May 15, signaling the start of site preparation and infrastructure work for Sigwalt 16. Interested buyers are invited to place their name on a VIP list in advance of a grand release for the community in early June, when home site reservations will open. Construction on homes is expected to begin later this year, with first move-ins in early to mid-2021.

Located on Sigwalt Street, between Chestnut and Highland avenues, Sigwalt 16 is near the many shopping, dining and entertainment options for which the Village of Arlington Heights is known. Additionally, the community is just four blocks from the downtown Arlington Heights Metra station, and will also give residents easy access to employment centers in nearby suburbs via major transportation arteries including interstates 90, 290 and 355, and Route 53.

“Even with social distancing in place, homebuyers are actively searching the internet and researching communities so they are ready to act when they find the right home that will ultimately give them the lifestyle they want for years to come,” said Rick Champine, area president of M/I Homes. “Sigwalt 16 is very much an exclusive opportunity for those seeking a new-construction home with a prime location in the absolute center of Arlington Heights’ vibrant downtown district – which is one of the many things that makes this village such a sought-after Chicago suburb. With the limited number of home sites available and the high visibility of this development during the planning stages, we anticipate there will be a huge level of interest in this community – especially now that work is officially underway.”

According to Cheryl Bonk, vice president of sales and marketing for M/I Homes, Sigwalt 16 stands out as a rare option for townhome living in this part of Arlington Heights. “Condo and apartment buildings are the norm in the village’s immediate downtown district, which is surrounded by neighborhood streets with single-family homes,” she said. “With Sigwalt 16, buyers can get the convenience of a low-maintenance townhome and the city flavor of these urban-inspired designs, while also enjoying the space and privacy of a multi-level home as well as all the fantastic features and amenities that come with new construction.”

The townhomes at Sigwalt 16 are designed to match the urban, walkable lifestyle the community offers. Buyers will be able to choose from four four-story floor plans, each with open-concept living space, an expansive island kitchen and an attached two- or three-car garage. Priced from $599,000 to the low $900,000s and measuring 2,372 to 3,155 square feet, homes have two to four bedrooms, 2½ to 4½ baths, and a rooftop terrace that combines with a rooftop loft to create a fourth level of indoor/outdoor living and entertaining space.

Additionally, select plans offer lower-level dens or flex space, a private roof terrace off the master suite, a kitchen balcony, and a separate family room in addition to combined living/dining space. Buyers will have the opportunity to fully personalize their home with a wide selection of high-end finishes, upgraded features such as a fireplace or wet bar, and floor plan options to add additional bedrooms and baths.

“M/I Homes is known for its townhome designs, and these plans exemplify the smart layouts and generous spaces that make this style of home so appealing when it is done right,” said Bonk. “Between these contemporary floor plans and such an ideal location, Sigwalt 16 is an offering we expect will attract empty nesters downsizing from a home in the surrounding area, busy professionals who like its commuter-friendly address, and anyone who is attracted to having a lively downtown just steps from their front door.”

Sigwalt 16 neighbors many popular dining and retail options in Arlington Heights, including national brands as well as independent stores and eateries, and is also a short walk to the Metropolis Performing Arts Centre and other entertainment attractions. Residents will also have easy access to Arlington Heights’ multiple parks, golf courses and other recreational amenities such as the Arlington Park Race Track.

The community is served by Westgate Elementary School and South Middle School, both in Arlington Heights School District 25, and Rolling Meadows High School, which is within Township High School District 214.

Homes at all M/I Homes communities come standard with the builder’s industry-leading 15-Year Transferable Structural Warranty, which not only allows buyers to purchase with confidence, but also adds value if the home is sold in the future. All homes are also WHOLE HOME Certified, an M/I Homes designation indicating the builder’s superior approach when constructing homes. Upon testing, an M/I home will receive a more favorable HERS (Home Energy Rating System) score than an Energy Star-certified home, which can save buyers upwards of 30 percent on their energy bills. A lower HERS Index means lower energy costs, and on average an M/I home achieves a HERS rating of 62, considerably lower than other resale homes and other builders in the market.
