ELMWOOD PARK, NJ - Aptitude Development, a national real estate development firm, has started construction on its latest student housing project, The Marshall Arkansas, which will serve the 30,000 students attending the University of Arkansas in Fayetteville with a prime location just steps from campus and unmatched amenities customized to meet student needs.

The 226-unit community is located on nine acres across the street from the university and will include a seven-story building with 300,000 square feet of residential space and 407 parking spaces. The Marshall Arkansas is expected to open in August 2021 and will help meet the growing demand for student housing in Fayetteville as the university continues to grow its enrollment.

Work has already started on the site, and we hope to go vertical next month.”
Amenities at The Marshall Arkansas will include a 14,000-square-foot clubhouse with state-of-the art fitness facilities, resident lounges, breakout areas and open-air social space. “The Thought Center,” Aptitude’s branded study lounges, will feature group breakout rooms with smart televisions and white boards, as well as smaller areas with private study corrals catering to the academic success of the residents. The community will also offer a roof deck overlooking the University of Arkansas, a pool, sundeck and an outdoor lounging area.
This is just the latest of Aptitude Development’s student housing projects, which also include The Marshall Louisville, The Marshall Syracuse and The Pier Conway.
