Historic Steel Production Plant Converts to Unique Loft-Style Apartments in Boston’s Innovation District

BOSTON, MA - Architecture and design firm ADD Inc has completed the renovation of 381 Congress, a historic steel distribution plant built in 1907 that was converted into loft-style apartments in Boston’s Innovation District.

381 Congress features 44 studio and one-bedroom rental lofts in a five-story, brick and timber building with expansive views of the Boston skyline and Boston Harbor from the new roof deck.

“381 Congress is located at the crossroads of the Innovation District and future development to the South. We see it as a catalyst to the area's residential growth and as a game-changer,” stated Vickie Alani, Senior Associate Principal at ADD Inc.

Inspired by its industrial heritage, the design team retained many original architectural details, including soaring 10-12’ ceilings, exposed wood beams, steel brackets, and brick walls.

“One of ADD Inc's greatest challenges was making the building feel new, while at the same time keeping the historic feeling intact,” continued Alani.

Sleek materials and crisp finishes modernize the space. Contemporary amenities include state-of-the-art kitchens with stainless steel appliances and stone countertops, ceramic tiled bathrooms with wall mounted designer sinks, oversized windows and a Sensitile art installation in the lobby. The contrast between historic character and modern details sets 381 Congress apart from newly constructed residential projects in the neighborhood.

Other modern features include environmentally friendly elements, such as energy efficient heating and cooling, trash recycling, water conservation and bicycle parking.

The Innovation District is one of Boston’s most popular areas, a destination for culture, dining, shopping, and nightlife for both established and emerging companies. Situated among warehouses, shipping piers and railroad tracks, the Innovation District is centrally located across from downtown Boston, easily accessible from the city’s major highways, airport, and public transportation.

381 Congress is the latest residential building that ADD Inc has designed in the quickly developing Innovation District. Other ADD Inc projects in the area include residential towers at 315 on A and Pier 4; an office building at One Channel Center; and workplace interiors for Fish & Richardson and WSP.
