Balfour Beatty Completes $343 Million Housing Project at Fort Stewart/Hunter Army Airfield Base

NEWTOWN SQUARE, PA - Balfour Beatty Communities, LLC, a leading provider of property management, development and related real estate services for the multifamily, military, and student housing markets, has successfully completed the Initial Development Period for new and renovated family housing at Fort Stewart/Hunter Army Airfield (HAAF). Fort Stewart is located just off the coast in Liberty County, Georgia and HAAF is located in Savannah. Under the privatized family housing project, more than 900 older housing units were demolished to make way for over 1,600 newly constructed homes, including 330 apartments. In addition to the new construction, more than 1,700 existing homes were renovated at the base.

Balfour Beatty Communities kicked off the initial development period for military housing at Fort Stewart/HAAF in November of 2003 and, working with partner Balfour Beatty Construction, successfully completed the project both ahead of schedule and within budget. Notably, of the project’s $343M construction and renovation cost, approximately 60% was funneled into the local community through the use of area subcontractors and local procurement of building supplies and other materials.

In addition to the housing units themselves, numerous community amenities were developed as part of the project, including five community centers totaling 32,000 square feet, more than 70 playgrounds and splash parks, five full-size basketball courts, a community pool, dog park and car wash.

Sustainability and energy efficiency were a priority throughout the development, with initiatives ranging from the recycling and re-use of materials during demolition and renovations, to energy-efficient home design and materials.

Though initial community development is now complete, Balfour Beatty Communities will continue to deliver renovation work and special projects at Fort Stewart/HAAF in the coming years. Balfour Beatty Communities also provides comprehensive property management and maintenance services for all of the installation’s family housing.
