$120 Million High-Density Infill Apartment Community Moving Forward Near Facebook’s Campuses

MENLO PARK, CA – St. Anton Partners and Facebook announce a strategic collaboration to build Anton Menlo, a 394-unit multifamily housing community within walking distance of Facebook’s existing Menlo Park headquarters and their new West Campus, which is currently under construction.

Designed by national architecture firm KTGY Group, Inc., the infill redevelopment project is an assemblage of nearly 10 acres of formerly industrial land near Marsh Road off of Highway 101 in Menlo Park, CA. The site recently received its final zoning approval from the Menlo Park City Council and is currently in the design review phase with City staff. Anton Menlo represents the City's first significant new apartment building in over 20 years.

The $120 million apartment community provides housing in a highly constrained area of the Bay Area Peninsula. Through extensive focus groups, surveys and coordination with Facebook, Anton Menlo was designed with cutting-edge technology features and community amenities catering to today’s sophisticated renters.

There is 13,200 (est.) sq. ft. of resident amenity space and management offices (for residents only), including: on-site “grab & go” convenience store; on-site café; on-site sports pub; bicycle repair shop with on-site storage; pet spa with doggy day care, pet walking services, outdoor dog park and run; concierge services – dry cleaning and package drop off; indoor/outdoor wellness, yoga and training facility with personal training; resort-inspired pool, spa and cabana area; icafe – new generation community business facility; clubhouse with full kitchen and cooking area including outdoor facilities; and a large rooftop entertainment deck with three-themed areas.

Anton Menlo apartment community will include 35 studio residences; 208 one-bedroom residences; 139 two-bedroom residences; and 12 three-bedroom residences.

"Providing new housing opportunities for employees working in the area will allow people to live where they work and to spend more time enjoying this great city." 

Through coordination with adjacent property owners and the City of Menlo Park, major transit-oriented development (TOD) improvements are forthcoming to the Haven area (attached). The following are some pending proposals: direct pedestrian and bicycle connectivity from the “Bay Trail” to Anton Menlo; new and repaired pedestrian sidewalks throughout Haven Avenue with street lighting and lighted crosswalks; and improved bus stop facilities, including on-site shuttle stops at Anton Menlo.

To assist with housing affordability and as part of their Below Market Rate Agreement with Menlo Park, Facebook has funded fifteen low-income units for inclusion at the project. These units will be income restricted for 55 years and are indistinguishable from the market rate units at Anton Menlo.

Demolition and grading is scheduled to commence in October and construction is anticipated to last 24 months.
