Basheer & Edgemoore's Potomac Crest Hits Market Sweet Spot with Innovative 3-Level Townhome Design

Basheer & Edgemoore's Potomac Crest Hits Market Sweet Spot with Innovative 3-Level Townhome Design

TYSONS, VA - Award-winning national firm KTGY Group, Inc., Architecture + Planning, is pleased to announce the recent opening of the KTGY-designed models at Potomac Crest in Woodbridge, Va. Built by Mid-Atlantic-based new homes developer Basheer & Edgemoore, Potomac Crest is a collection of 76 new townhome-style condominiums with 3 finished levels located within walking distance from Historic Occoquan’s charming downtown district and river, and near transit, which conveniently connects residents to major employers in the Virginia and Washington DC metro areas.

According to KTGY Principal Mike Kingsley, Basheer & Edgemoore reached out to KTGY to find a better alternative to a costly, oversized "2-over-2 design" for its desired infill site. A 2-over-2 design consists of 2, two-story townhomes stacked to create a four-story building. The traditional 2-over-2 layout provides builders with the density that they want but it is expensive to build; access to the upper units is a drawback, and the design can result in disproportionate square-foot sizes, Kingsley noted.

"We really liked the historical context and the beauty of the area, but we needed to find a way to make this project viable," said Diane Cox Basheer, Basheer & Edgemoore Principal. "KTGY provided us with a unique design solution that would satisfy our discriminating buyers and work financially."

"We placed traditional two-story townhomes that were 18’ and 20' wide in the middle and added smaller 'back-to-back' style townhomes on the ends of each building with private garages underneath to create a 3-story building. This innovative design provides a more attractive front elevation and streetscape and is less expensive to build, which helps keep the cost down for buyers. And, the design essentially fits in the same building envelope with no loss of units, and offers better livability and access for residents," noted Kingsley.

"By creating an alternate product that fell under the less restrictive International Residential Code (IRC) and had more market appeal, we were able to make the land purchase work," Basheer said. "The revised plan also created larger rear yards for outdoor living and provided the option of 1 to 2 patios/decks."

According to Potomac Crest's Sales and Marketing Director Melanie Green-Karol, Potomac Crest has attracted a wide range of buyer profiles. "Potomac Crest appeals to single professionals, couples starting a family to second-time home buyers or move-down buyers. Between the four plans, we have a home that fits every stage of life and how people want to live. The great location and convenient commuter access and walkability seal the deal," Green-Karol said.

"Potomac Crest's 1,310 to 2,100-square-foot townhomes have hit the market’s sweet spot and we have sold 20 homes since our models opened in mid-January 2013," said Green-Karol. "We recently released our fourth building for sale (8 units per building) and we are on a sales pace to sell more than 40 townhomes by year-end. We are just thrilled with the response."

Potomac Crest townhomes are relatively maintenance-free, which appeals to business professionals that are gone for weeks or months at a time or want a second home. "One of my favorite things about these townhomes is that they are 'turn-key.' You can lock and go and return weeks later," said Green-Karol.

With architecture inspired by the nearby Occoquan River, Potomac Crest's thoughtfully-designed selection of 4 three-bedroom home models offer open floor plans with 9-foot first floor ceilings, exquisitely detailed basics, spacious kitchen, living and dining areas, gas cooking, designer lighting, and home media pre-wired. The master bedroom suite features generous closet space and an oversized shower. Each home has its own attached single-car garage and a private driveway for guest parking, providing a sense of arrival and convenience. Base prices start from the low $300,000s. Upgrade options are available including adding a fireplace, upgraded kitchen cabinets and decks to name a few.

The new community provides easy access to I-95; Fort Belvoir in Fairfax County, Va.; Department of Defense's National Geospatial-Intelligence Agency (NGA) in Springfield, Va.; the commuter lots on Old Bridge Road; and the Woodbridge Virginia Railway Express (VRE) station.

"Potomac Crest offers tremendous value in this marketplace and combines the best features of modern condo living, and the outstanding benefits of a highly desirable location, along with easy freeway and transit access to anywhere in the Metro Washington DC area and beyond," Kingsley said.
