Apartment Complex Designed for Gen Y Opens in Southern California, Marks New Era of Housing

GLENDALE, CA - More than 160 people were on hand Thursday evening for the ribbon cutting and grand opening ceremony of a highly anticipated, mixed-use apartment complex. This event marks the official opening of Eleve Lofts & Skydeck, a housing complex brainchild of Huntington Beach-based AMF Development, LLC (AMFD), specifically designed for the Gen Y crowd. It serves as a prototype of the type of housing that appeals to this generation: hip, technology savvy and very sociable. Located in Glendale, Calif., the jewel of the 208-unit complex is the 26,000-square-foot Skydeck, which is the ‘site of social’ featuring: a sun deck with two spas, an outdoor movie area, a fenced dog park, a sports bar, a poets corner and numerous BBQ areas.

“This 165,000-square-foot complex will draw young urban renters into the Glendale area,” said Greg Parker, chief executive officer of AMFD. “They want all the amenities of a luxury apartment building, without the luxury price tag and don’t mind a smaller space. In fact, Elevé offers them all of this in a walkable, socially hip area; there is no question that this type of housing will become the norm in major California urban areas in the future.”

As Los Angeles area rent prices have increased by 30 percent, renter incomes have decreased by 6 percent in the last 20 years, making it hard for young renters to find the ideal urban living they desire at an affordable rate. Elevé, the first-of-its-kind apartment complex in Glendale, is AMFD’s solution to that dilemma.

Elevé’s location in Glendale puts it at the center of the city, with more urban amenities within ¼ mile than any comparable complex outside of New York City. Google rates the neighborhood a “Walker’s Paradise,” giving it a score of 98 out of a possible 100 points. Residents will find more than 100 restaurants, 10 local schools, more than 150 clothing and accessory shops, six movie theaters, the Glendale Public Library, 10 grocers and markets and Glendale Central Park within a half mile of the apartment complex, including retail space on the ground floor of the complex.

The environmentally conscious layouts in Elevé maximize on space within each 375 to 1,125-square-foot unit, featuring open-concept living and kitchen areas, and defined bedroom spaces. Laundry units, stainless steel kitchen appliances, granite countertops and high-gloss white cabinetry come standard in each unit.

“With rents ranging from $1,500 to $2,850 per month, Elevé offers affordable and sophisticated rental solutions to the Gen Y audience who, in our national survey, ranked community and amenities higher than square footage when it comes to rentals,” said Alan Dibartolomeo, Chief Development Officer for AMFD.

The community amenities include a complete fitness center with the latest cardio and resistance machines, a fully furnished business center with multiple Wi-Fi-enabled workstations and gated subterranean parking which features storage for 75 bicycles and charging locations for electric vehicles.

The 26,000-square-foot SkyDeck on the rooftop includes:
A fully equipped dog park with pet bath
Private sundeck and semiprivate cabanas
Spa deck with hot and cool spa tubs
Media center complete with 3 outdoor flatscreens and an oversized movie screen
Poet’s corner with piano and lounge seating
Gas grill BBQ area
Outdoor seating and fire pits
A demonstration kitchen area with range top and granite counter

Based in Huntington Beach, Calif., AMF Development, LLC is the development arm of American Multifamily Inc., a fully integrated real estate company that has been building large multifamily and mixed use neighborhoods in California, Texas and New Mexico since 1989.
