Luxury High Rise Scheduled for Green Designation

AUSTIN, TX - Everyone who has been by the corner of W. 21st Street and Rio Grande in downtown Austin, Texas, cannot miss the excitement of seeing the newest addition to Austin's skyline rising from the ground. 21 Rio Apartments is now the tallest residential building in the West Campus area. The community offers luxury living, garage parking, controlled building access, ground level retail, Texas-size floor plans and some of the most magnificent views available in the city. Additionally, the stunning building is being constructed with the Austin Energy Green Building (AEGB) designation in mind.

"The impact that buildings have on our environment is too often overlooked," says Gary Perkins, Principal of Maxum Development, LTD. "We're proud to join with the city of Austin and participate in their US Green Building Council. 21 Rio is a shining example of how Maxum Development is committed to taking care of business, our residents, and taking care of the planet." 21 Rio, a member of the Austin Chamber of Commerce, is scheduled for completion in late June. The ground breaking ceremony, addressed by Mayor Will Wynn and other dignitaries, was held in September 2007. Mayor Wynn praised 21 Rio for its location that serves downtown workers and students and minimizes the environmental impact of commuting. "The City is proud of our role in this exceptional project," stated Mayor Wynn.

Austin will continue to be proud of 21 Rio as it has been erected in accordance with Austin's Green Multi-family Rating Guide. 21 Rio roofs are highly reflective; it performs 37% better overall than code. Rio is equipped with low-flow water fixtures and Energy Star rated dishwashers that will save well over a half million gallons of water per year. Interior paints have low emissions. The property will be providing recycling containers and 80% of the construction waste has been recycled: a weight equivalent to 415 elephants. The apartment community is located on a previously developed site; which saves the destruction of another green field. The location practices "Smart Growth" in relationship to a desired development corridor: it is within walking distance to shopping, dining, entertainment and public transportation; supports mixed-use with retail; provides bicycle parking and preserves land space with tiered garage parking.

21 Rio is a newly constructed, 21 story, luxury high rise apartment community that serves the UT West Campus and Austin's central business district. Each apartment home features unique details and offers beautifully finished one bedroom and two bedroom floor plans. Apartment floor plans are oversized, ranging from 681 to 1,951 square feet. Smart student housing floor plans are available. The community features a salt water swimming pool with a fifty-inch flat screen television and WiFi, floor-to-ceiling views in most floor plans, granite counter tops, wood floors, excess sound attenuation walls along eight-inch concrete slabs, free cable and Internet services, resident business center, a high performance athletic center, sunbathing terrace, high speed traction elevators and special discounts for students and downtown employers.
