The community followed in this Case Study is 2125 Yale, an urban, mid-rise, newly built apartment building located in Houston, Texas. With 195 units spread over a unique mix of one-bedroom units ranging in size from 627 square feet to 823 square feet, and two-bedroom units from 1,087 square feet to 1,304 square feet, the property appeals to a wide spectrum of professionals and entrepreneurs. A two-level structured parking garage with pedestrian bridges, stairwells and three elevators provide direct access to homes, the community center and pool courtyard.

The 365 Connect Multifamily Platform automatically collects and tabulates an extensive amount of data regarding marketing response, leasing activity and resident interaction. The data for 2125 Yale was collected over a full two-year period from 2009 through 2010, a statistically significant period of study.

The Case Study revealed that 2125 Yale's Online Leasing Center brought more potential residents to the leasing staff than any other form of marketing, with an astounding 154,238 hits over the two-year period. From this traffic, 2,357 prospect leads were procured and 872 online applications were submitted. In 2010, the Resident Services Portal generated 676 Lease Renewal Notices, with 126 lease renewals taking place through the assistance of the Resident Services Portal.

Introducing its Mobile Leasing Platform in August of 2010, mobile usage appeared to be organic in nature in that the community did not market its mobile website. The 365 Connect Mobile Leasing Platform produced an average of 500 hits per month, delivering prospect leads and "Click to Call" interactions.
