Vanguard To Build At Blount Street Commons

LNR Property Corporation today officially announced its agreement with Vanguard Homes, naming the established luxury home builder as a builder for Blount Street Commons. Earlier this year, LNR Property Corp. acquired 4.658 acres of property from the State of North Carolina with designs to redevelop the historic Blount Street district – the first of a four-phase planned acquisition totaling 21 acres. Vanguard Homes was selected for its commitment to community development, as well as for its focus on environmental stewardship.

“Vanguard’s experience in creating lifestyle-driven communities is a perfect fit for Blount Street Commons as we aim to return this downtown Raleigh address to its origin as a thriving center of living,” said Doug Redford, LNR Property Corporation project manager. “They will produce modern, luxurious home interior features with exterior designs that blend appropriately with the historic nature of the existing community.”

Vanguard Homes will build carriage homes and row houses with carriage-way access during phase one at Blount Street Commons. These designs have received approval from the Raleigh Historic Districts Commission. The exterior architecture and finishes meet criteria established to preserve the integrity of the historic district, including approved colors, windows, siding, trim and other exterior selections.

“This is an exciting project and an excellent opportunity for Vanguard to work with LNR Property Corp.,” said Kip Guyon, president and chief operating officer for Vanguard Homes. “Not only will we create quality, innovative homes while maintaining the home site integrity, but we’ll also minimize environmental impact by building homes that will be qualified as ENERGY STAR and certified Green.”

The ENERGY STAR designation is awarded based on standards set by the Environmental Protection Agency and the U.S. Department of Energy. Certified Green building is based on the program recently adopted by the Wake County Home Builders Association. All homes will be qualified through third-party inspection.

The redevelopment along Blount Street will give the area a turn-of-the-century feel with urban conveniences. The aptly named Blount Street Commons will include sales of existing historic homes, construction of single-family homes, carriage homes and row houses, as well as garden flats and stacked townhomes. Live/work space at Blount Street Commons will include urban residential lofts over ground floor retail. All new construction will assimilate with the community’s architectural heritage.
