Building Green Affordable Homes For Today

Affordability and environmentally friendly design are two aspects of new home construction that are not generally found together. Despite an increased interest in all things “green” and a myriad of high profile ad campaigns aimed at reducing our carbon footprint, building more fuel efficient new homes at a price that first time buyers can afford, still remains a challenge. PATCO Construction, with over 25 years of experience in building quality homes, is up to that challenge.

In the summer of 2006, MaineHousing and the Sanford based PATCO, joined forces. The result was Calvin’s Way. Located on High Street in Sanford, Calvin’s Way is the first sub-division to receive assistance through MaineHousing’s new Affordable Subdivision Program. One year later the results are tangible. The $90,000 grant awarded to PATCO translated into a $15,000 cost reduction for each of the three, two to three bedroom homes built, bringing the price tag down to an average of $179,000. But, that’s only half the story.

Green and sustainable design and construction is an integral part of the Affordable Subdivision Program. "MaineHousing is committed not only to financing affordable housing, but to financing homes that remain affordable,” said Maine Housing Authority Director Dale McCormick. “We are very pleased that the new homes in Calvin's Way meet our green building standards for energy efficiency.”

Reducing heating costs for the homeowner is a big part of the equation. “One of the things that we incorporate into our building plan is a higher grade of insulation,” said Steven Borque, PATCO sales representative. “The result is lower fuel bills for the homeowner and less emissions. It’s a win, win situation for both the consumer and the environment.” With two lots remaining at Calvin’s Way, more qualified buyers will soon have the chance to realize their dream of homeownership. And these are no “cookie cutter” homes.

PATCO Construction has earned a reputation for excellence and quality in both production and service. “We know how important it is for our customers to have a hand in the design of their house,” says PATCO owner, Mark Patterson. “After all, it’s their home. It should be a reflection of who they are. Every family is different and their needs are unique.”

First time homebuyer and Calvin’s Way resident Jennifer Howard couldn’t be happier with her choice to build. She realized that growing children and two dogs, needed a neighborhood, not an apartment. “Renting really didn’t make sense to me,” she said. “All of that money spent, and nothing to show for it!” She was impressed with how easy the process was once she made the decision to build. “I would encourage anybody to pursue their dream (of home ownership). Don’t be afraid to explore every option – you can make it happen!” Over 90,000 people will benefit from Affordable Housing Programs this year. MaineHousing and PATCO believe that homeownership is a dream that everyone should have the chance to realize.
