MESA, Ariz. – Buying a home “sight unseen” is more common in today’s real estate market. Often times, deals are closed before shovel is applied to earth, requiring buyers to trust their instincts and their developer to make sure that the resulting property is what everyone envisioned. To provide an even sharper picture of the development, Roszak commissioned Mice Phoenix to construct a three-dimensional scale model of the finished project. And Kitchen Sink Studios has created a highly-dynamic, 3D virtual tour presentation that gives potential buyers a realistic glimpse of what the development will soon offer. “The aquaterra model and virtual tour are artistic ways to show the depth and texture of the interiors while also highlighting the architecture, high-quality design and community living aspects of the development,” Roszak said. “Potential buyers will leave with a real understanding of aquaterra and its features.”
During the buying process, the aquaterra sales team will sit down with every client to review unit options and sketch out design plans. Roszak teams can select everything down to the art on the walls, depending on how much interaction a buyer prefers.
Once the designs have been laid out and construction is underway, clients are still part of the process to guarantee a quality result. Roszak/ADC conducts two “walk-throughs” of the home prior to closing and two more following move-in just to make sure the home is a perfect fit.

While each unit’s balcony enclosure appears to be colored glass, it’s really all part of a glass-wall railing system that will include a type of horizontal louver that acts as a solar shade to the unit below the balcony. The result of the variety of colors is a dazzling interplay of assorted colored squares.
The same attention to detail applies to aquaterra’s interiors. Roszak’s team brought in Anna Simone, principal at Cecconi-Simone from Toronto – regarded worldwide as a leader in creating living environments that make intelligent use of three-dimensional space – to lend her expertise. Simone’s influence will be reflected in each of aquaterra’s more than 350 lofts and 24 work/live units, as well as the developments 13,000 square-foot lifestyle center with a pool and various amenities, and 20,000 square-feet of shopping, services and eateries.
