10,500-S.F. Condo In Works
FORT WORTH, TX - One of Fort Worth's most luxurious condos is now the "Hawkeye Residence." The code name, listed by the architecture firm in a recent state filing, refers to the perch at the top of the Omni Residences in downtown Fort Worth where entrepreneur Robert Rowling apparently plans to maintain a residence. Rowling is the chairman of TRT Holdings, whose company built the Omni Fort Worth Hotel and the attached high-rise condo building, which is nearing completion.

The interior of Rowling's condo is being designed by Smitharc Architects in Dallas, which according to the firm's Web site, also designed the penthouse that occupies the entire floor at the top of the W, a hotel and residential tower in Dallas.

Smitharc shows on its Web site that it is also designing Rowling's residence, but gives few details.

"The layout accommodates both private family gatherings and large events through a careful sequencing of spaces," the Web site says.

The description refers to the 10,500-square-foot space — the entire 33rd floor — which will have a private elevator lobby, 1,350 square feet of balcony, four bedrooms, five full bathrooms, three powder bathrooms, a kitchen and five living spaces, according to the state filing. Estimated cost of the interior finish-out: $2.62 million.

Sales associates at the Omni Residences, 1301 Throckmorton St., report that 30 of the 89 condos are spoken for.
