Thompson Thrift Begins Construction on 300-Unit The Highline Luxury Multifamily Community in Fast-Growing Boise Submarket of Nampa

BOISE, ID - Thompson Thrift, a full-service nationally recognized real estate company, announced the development of The Highline, a 300-unit luxury multifamily community in Nampa. The community is expected to welcome its first residents in early 2028.

The Highline will be located within East Ranch, a master-planned mixed-use community that will feature a blend of high-value single-family homes and flex industrial space with integrated retail, creating a walkable and amenity-rich environment for future residents. Positioned less than one mile from I-84, The Highline also offers direct access to the Treasure Valley’s primary east-west thoroughfare and convenient connectivity throughout the Boise MSA, one of the fastest-growing regions in the Pacific Northwest.

The community will offer a mix of one-, two- and three-bedroom apartment homes with private entrances averaging 1,100 square feet. Residences will feature quartz countertops, stainless-steel appliances, designer fixtures and finishes, hardwood-style flooring, full-size washers and dryers, walk-in closets and smart-home technology. Detached garages and patio, balcony, and private yard options will also be available.

The Highline’s resort-style amenity package will include a 24-hour fitness center, heated swimming pool and lap pool, thoughtfully designed courtyards, fire pits and grilling areas, outdoor games and a pickleball court. Residents will also have access to a 24-hour social hub with billiards and shuffleboard, focus rooms, conference space, bike storage, two dog parks and a pet spa.

The community’s location provides convenient access to several of the region’s major employers, including J.R. Simplot, St. Luke’s Nampa & Saltzer, Plexus, St. Alphonsus and the College of Western Idaho. The broader Boise metropolitan area is anchored by major employers including HP, Boise State University, Albertsons and Micron, whose $50 billion expansion is expected to add approximately 2,000 direct jobs and 15,000 indirect jobs in Boise.

The Highline name is inspired by elevated rail lines and Idaho’s expansive horizon, evoking connection and perspective while complementing the community’s distinctive gabled rooflines and strong architectural profile.

The Highline represents Thompson Thrift’s second multifamily development in Nampa and builds on the company’s growing presence in Idaho. Earlier this year, the company completed construction of The Logan, a 264-unit Class A multifamily community and Thompson Thrift’s first development in the state. Located approximately one mile from The Highline, The Logan welcomed its first residents in November 2025 and completed construction in June 2026.

The Highline will be capitalized with equity from the Thompson Thrift 2026 Multifamily Development, LP.
