HOUSTON, TX – River Oaks Equity Partners LLC proudly announces its founder and managing partner, Clinton L. Roberts, will serve as Chairman of the Board of Directors of the United States Apartment Equity Exchange Inc. (USAEX) scheduled to launch in early 2019. Unlike other real estate investment sales platforms that attempt to host information for all property types, USAEX is a highly specialized marketplace for multifamily properties. The platform will facilitate an exchange of information relating to multifamily offerings between real estate investors and brokerage professionals.
Over the past year, Roberts has been instrumental in the implementation of key differentiators to ensure a user experience that does not currently exist in the marketplace. Roberts created GAUGE, Generally Accepted Underwriting Guidelines Endorsement, so that net operating income (NOI) is underwritten to a uniform standard. He was also the driving force behind the development of advanced underwriting capabilities that enable investors to adjust real estate taxes and/or controllable expenses applied to multiple NOI options, i.e. a trailing 12-month NOI or trailing 3-month rental revenue annualized over 12-month other income and expenses.
“Before this experience I really didn’t understand why something like the U.S. Apartment Equity Exchange wasn’t already available for our industry, but now I certainly do,” says Roberts. “It took a highly skilled team of developers to build all of the coding from scratch to get everything exactly right and make this a reality.”
In addition to functionality enhancements, the design of USAEX addresses another common concern: confidential property information displayed in the public domain. “This is a concern shared by professionals and property owners. Almost all brokers have had some negative experiences with other platforms, but that’s largely due to sensitive information being prominently displayed without knowing who’s looking at the listing,” says Roberts.
USAEX will use a layering mechanism to shield all identifying property information, including name and property photos, from search results until a principal investor executes the listing broker’s confidentiality agreement.
