Alliance Residential Retains Cushman & Wakefield to Market Waterfront Community in Fort Lauderdale

FORT LAUDERDALE, FL Cushman & Wakefield, as exclusive marketing agent, has launched the marketing campaign for Broadstone Harbor Beach, a 394-unit, luxury, midrise rental community in Fort Lauderdale. The property was completed in 2017 by developer Alliance Residential and is being offered for sale for the first time.

The marketing team for Broadstone Harbor Beach will be led by Vice Chairman Robert Given, Executive Managing Director Zachary Sackley, Senior Director Troy Ballard and Director Neal Victor of Cushman & Wakefield’s Florida Multifamily Investment Sales Team.

At 1721 17th Street, Broadstone Harbor Beach is one of just seven waterfront multifamily communities in Broward County. The property is located at the epicenter of the “Yachting Capital of the World” and many of the units offer sweeping water views.

The community is approximately 2.5 miles south of Fort Lauderdale’s Central Business District, providing a convenient commute without the congestion that comes with downtown living, and is just one mile from the world-famous Fort Lauderdale Beach.

Additionally, the location within the 17th Street Corridor puts the community within the path of exciting growth. It is adjacent to Broward Convention Center, which is currently undergoing a $900 million renovation that will add an upscale 800-room hotel and an additional 350,000 square feet of meeting space. A major development project is also being planned for the nearby Pier 66 Hotel and Marina, and construction has begun on a Whole Foods Market less than one mile from the community.

Broadstone Harbor Beach comprises 359,221 square feet. It features studio, one-bedroom and two-bedroom units, averaging 912 square feet. The community is highly amenitized with a well-equipped fitness center, boxing and yoga studio, movie theater, resort-style pool with luxury cabanas, dog park, massage room and a variety of other amenities.

The developer of the property, Alliance Residential, is one of the largest private multifamily companies in the United States, active in 19 states with 35 regional offices. In South Florida, Alliance has completed six residential projects this cycle totaling 2,214 units, with another 526 units under construction.

“Broadstone Harbor Beach has been well-received by residents who are looking to live near the downtown corridor but who do not want to live in high-rises or in the Flagler Village area. The property is commanding strong rents and is expected to stabilize by the end of the year,” said Given.
