LocalConstruct Completes Mixed-Use Community in Boise’s Central Addition Neighborhood

BOISE, ID - LocalConstruct, a national multi-family developer and operator, will open The Fowler, Boise’s first mid-rise mixed-use apartment community in February.  Located on 5th Street between Broad and Myrtle, The Fowler is a pioneering project in Boise’s sustainability focused LIV District.  It is expected to receive Boise’s first LEED Gold certification for mid-rise projects.  The community sets a precedent for thoughtful and sustainable urban development and helps Idaho meet its housing needs as the fastest growing state in the nation.

Designed by Portland based Holst Architecture, The Fowler is seven stories tall and offers 159 apartments, 186 parking spaces, and two ground floor retail spaces.  The community is named for the Fowler House, one of three historic homes originally located on the site dating back to the 1890s.  LocalConstruct worked closely with the non-profit Preservation Idaho to relocate and restore the historic homes, making way for this groundbreaking mixed-use community.

The Fowler offers an array of amenities geared towards those looking to live an urban lifestyle.  Views include stunning panoramas of downtown and the Boise foothills.  Residents have access to a shared hybrid vehicle for errands around town, a fully equipped gym with on-demand fitness classes, and a secure electronic package delivery system.  The community also includes a pet spa, community room with outdoor fire pit, and a bike storage and repair station.  

The project is a public/private partnership with the Capital City Development Corporation (CCDC).  LocalConstruct partnered with the redevelopment agency to construct a new public parking facility. Approximately half of the parking garage at The Fowler will be owned and operated by CCDC.

The Fowler is expected to receive LEED Gold certification. The LEED (Leadership in Energy and Environmental Design) rating system, developed by the U.S. Green Building Council (USGBC), is the foremost program for buildings, homes and communities that are designed, constructed, maintained and operated for improved environmental and human health performance.  The Fowler contains high efficiency HVAC units and appliances, LED lighting, low-flow plumbing fixtures and drought resistant landscaping. In addition to using recycled and low VOC materials, all building products were sourced regionally. During construction, more than 81% of the waste generated was diverted from the landfill.
