Foxford Communities Breaks Ground on Foxford Station Luxury Condominiums in Western Springs, Illinois

HINSDALE, IL - Foxford Communities has announced the start of construction on Foxford Station, a four-story luxury condominium building located in downtown Western Springs, Ill. A ceremonial groundbreaking was held on July 25 to celebrate the redevelopment of the long-vacant Tischler Finer Foods and Breen's buildings into Foxford Station, a vibrant mixed-use development that includes 28 luxury condominiums and 3,600 square feet of commercial space.

The groundbreaking ceremony was attended by several village officials, brokers and real estate professionals, as well a number of the Foxford Station buyers.

“This development takes a long under-used piece of property and redevelops it to provide housing and retail that will revitalize a prominent corner of downtown Western Springs,” said Alice Gallagher, village of Western Springs president. “We believe Foxford Station is a perfect complement to our downtown infrastructure, one that will attract residents, both old and new, who are drawn to Western Springs’ home-town charm and also desire a maintenance-free lifestyle.”

Located at the corner of Wolf Road and Burlington Avenue, Foxford Station is within walking distance to the Western Springs Metra Station and within proximity to all of the shopping, dining and cultural attractions downtown Western Springs has to offer. According to the Transit Oriented Development Institute, communities like Foxford Station showcase one of the country’s fastest-growing housing trends – pedestrian-oriented mixed-use communities centered around high-quality train systems that make it possible to live a lower-stress life without complete dependence on a car for mobility and survival.

“The trend toward walkability and the desire to live in an urban setting has been rising in popularity for years,” said Peter Brennan, president of Foxford Communities. “We have found that when it comes to choosing a home location, many empty-nesters of suburban homes are looking to downsize into townhouses or condos in locations near transit centers. At the same time, younger buyers are wanting a home where they can jump onto mass transit and avoid sitting in hours of traffic. Foxford Station serves both of those demographics.”

Foxford Station offers its residents a quick 25-minute train ride into the city and its proximity to Interstates 55 and 294 offers easy access to the city, neighboring suburbs, Chicago’s Midway and O’Hare airports.

Western Springs small-town charm and active downtown has won the neighborhood several accolades over the years including Movoto’s 10 Best Chicago Suburbs To Live In  and was named the No. 2 safest, most peaceful place to live in Illinois, according to a ranking by OnlyInYourState.com. From mom-and-pop shops like the award-winning Kirschbaum’s Bakery, Casey’s Meat Market and The Fruit Store, to popular restaurants like Davanti Enoteca and the renowned Vie, there’s something for everyone. Also within walking distance to Foxford Station are the Western Springs library, recreation center and pool. Additionally, homeowners will be just steps from the Tower Green where they can experience and enjoy fun events like big band concerts, a weekly French Market and other annual events.

Location isn’t the only desirable feature of Foxford Station, noted Brennan. His team worked closely with the village of Western Springs to design a luxury condominium development that blends in with the town’s quaint downtown characteristics and mirrors the sophisticated style of the surrounding homes. With residences measuring approximately 1,770 to 3,060 square feet, the flexible and open floor plans at Foxford Station offer spacious living areas that lead to a large private outdoor balcony and/or terrace with ample room for a full-sized grill and patio furniture. Condominium units will offer two to three bedrooms and two to three baths, with select homes including a den. Pricing ranges from $599,000 to $1,099,000.

Foxford Station condominiums feature a number of upscale interior finishes, including eat-in gourmet kitchens with quartz countertops, stainless steel appliances and custom kitchen cabinets. Additionally, each home includes a master suite with a walk-in closet and master bath with a soaking tub, walk-in shower and quartz-topped double-bowl vanity. Residences also include a large laundry room with enough space for a full-capacity side-by-side, top-load washer and dryer. Each unit comes with two parking spots within the development’s secured and heated parking garage.

Additional standard features at Foxford Station include ceiling heights of 9 feet or higher that create an airiness, as well as crown molding and hard wood floors in the kitchen, living and dining room areas. Residents will also be able to take advantage of a shared community terrace that will provide a common space for outdoor gatherings and entertaining.
